Big things could be in the works for the downtown Portland site that formerly held the Pendleton Building.

On July 17, GBD Architects filed an early assistance intake with the city for a proposed 23-story, 300-room hotel, with 24 apartments and 6,000 square feet of retail for the property at 202 S.W. Jefferson St.

WDC Properties in early June began demolition of the 107-year-old building that originally held offices for Pendleton Woolen Mills, after purchasing the property (via Pendleton PDX LLC) for $1.7 million. The developer briefly considered two smaller project possibilities, but ultimately decided to prep the land for development and market it to interested buyers. GBD drafted a preliminary tower scheme based on the property’s developable potential (a 350-foot height limit with a nine-to-one floor area ratio), and the property was listed for $5.85 million.

Daren Duke, a senior vice president for Colliers International in Portland, who is listing the property, said a buyer is in escrow. WDC said it could not comment on the deal because of nondisclosure agreements.
