The owners of a local general contracting company are preparing to remind Portland of what it’s been missing.

“Portland hasn’t had a vertical industrial building in about 50 years,” said Jeff Slinger, a senior project manager at Andersen Construction. “It’s kind of a new twist on an old concept.”

Andersen Construction officials are hoping to break ground in November on a six-story industrial building at 2110 N.W. York St. Slinger said that integrated project delivery will be blended with lean construction methods to create a highly efficient, sustainable and cost-effective product.

The full city block (bound by Northwest York and Roosevelt streets, and 21st and 22nd avenues) is owned by Rosan Inc., which is managed by Andersen company executives. Stephen Andersen, the president of SM Andersen Co. Inc. – a sister company to Andersen Construction – is listed as Rosan’s president; Bill Eckhardt, Andersen Construction’s chief financial officer, is listed as the secretary.

The approximately $11.4 million, 100,000-square-foot development is a speculative endeavor, but Slinger said the property’s owners anticipate significant demand as the neighborhood grows. The property is just four blocks north of the 25-acre Con-way site – where plans call for as many as 1,500 housing units and 146,000 square feet of retail space – and a few blocks west of Northwest Front Avenue – where numerous multifamily developments are on tap.

“That area there at 22nd and York is kind of a little hidden area,” Slinger said. “As Northwest Portland grows, and the Pearl grows, I think that’s an interesting area to see what’s going to happen … Eventually that area will turn into the second coming of the Pearl District.”
