About a decade after the city of Hillsboro denied a bid by Wal-Mart Stores Inc. to build a new, 210,000-square-foot supercenter because its footprint would have been too large, the city’s Planning Commission is again reviewing plans – this time for a much smaller neighborhood market.

The Sequoia Village concept plan calls for a 50,000-square-foot Walmart store as well as a multifamily complex proposed by residential developer Polygon.

The proposed Hillsboro store’s mixed-use aspect and its design provide the company increased flexibility, said Rachel Wall, a Los Angeles-based spokeswoman for the retailer.

“These types of projects give us opportunities to be part of developments or projects,” she said. “What drives growth is customer demand.”

Three other Walmart stores are under construction in the Portland-metro area: supercenters in Sherwood and Tigard and a neighborhood market in Beaverton on Murray Boulevard, according to Wall.

In Sherwood, Wal-Mart is building a supercenter as part of the $50 million Parkway Village shopping center at Langer Farms Parkway and Tualatin Sherwood Road. The project is being developed by Gramor Development, and will include six smaller buildings to accommodate a bank, medical service providers, restaurants and retailers. Hillsboro-based Robinson Construction Co. is the general contractor.

Robinson Construction also is building a neighborhood market at the site of a former Haggen store at 9055 S.W. Murray Blvd. in Beaverton. The project will provide about 50 construction jobs, Wall said. The store will open by spring.

In Tigard, Wal-Mart purchased the land where a new Target store had been planned, at Southwest Dartmouth Street. The supercenter project is expected to provide about 75 temporary construction jobs, Wall said. Meridian, Idaho-based Engineered Structures Inc. is the general contractor.
