Vancouver, Wash.-based homebuilder Pacific Lifestyle Homes announced Monday it鈥檚 expanding into the Seattle area after a 15-month land acquisition and preparation period.

The new satellite company, known as Garrette Custom Homes, is located in Fircrest and being led by longtime company executive Matt Lewis.

Lewis said Garrette Custom Homes will focus on building single-level homes in small subdivisions as well as on individual lots, whereas Pacific Lifestyle Homes regularly builds in subdivisions of 30-plus lots. He said the company will build homes on spec and on land already owned by clients. Building on pre-owned land will allow for more customization, Lewis said.

In the 15 months since Garrette Custom Homes began acquiring land and hiring subcontractors, Lewis said it has closed on about a dozen homes. More are in the pipeline.

鈥淲e鈥檙e building a 13-lot new community in the Canterwood area in Gig Harbor and just broke ground on a model home there,鈥 he said. 鈥淲e鈥檝e got lots in Tacoma, Steilacoom and Gig Harbor, and jobs coming on customers鈥 lots in Issaquah and Puyallup.鈥

Pacific Lifestyle Homes was founded in 1996 and has since built more than 2,500 homes, according to Lewis.

鈥淲e will be leveraging all that experience and infrastructure into the Puget Sound area,鈥 he said. 鈥淪ales have been fine in the Portland area, but after a market analysis in the Puget Sound area we saw space for our product.鈥

The company has a five-year plan to build about 75 homes around Seattle, Lewis said.

鈥淲ith the lot inventory we have, I think we can get there,鈥 he said. 鈥淲e just need to find the right subcontractors and the right buyers.鈥
