Gregg Mecham and other local investors have broken ground on Heritage Villas, a 135-unit, garden-style apartment project slightly northwest of Vancouver, Wash.

Integrity Structures, based in Vancouver, is the general contractor and has begun construction. A nearly $16.8 million construction loan was provided by a regional bank and arranged by Holliday Fenoglio Fowler LP.

The 7.3-acre project site is at 2306 N.E. 78th St., in the Hazel Dell area east of Interstate 5.

Heritage Villas will feature one-, two- and three-bedroom apartments averaging 945 square feet.

Units will include washers and dryers, stone countertops, dishwashers, fireplaces, air conditioning and patios or balconies.聽Other amenities will include a fitness center and business office, a playground, walking trails, carports, garages and storage units.

The HFF debt placement team representing the borrower was led by associate director Erica Christensen.

鈥淐onstruction financing is more conservative today than it has been during the past few years; however, lenders can still offer competitive terms for well-thought-out projects in strong markets, like Heritage Villas,鈥� Christensen said in a news release. 鈥淲ith limited new apartment construction in Vancouver and continued strong in-migration to the market, we expect the property to perform very well.“
