  • Design advice is pending to discuss a full-block mixed-use development at 125 N.W. Fourth Ave. in Old Town Chinatown. The applicant, Michael Perso of William Kaven Architecture, is proposing a 10-story building with five levels of residential space over four levels of offices and ground-floor retail space, and two levels of below-grade parking. The owner is Block 33 Investment Partners LLC, which is registered to Guardian Real Estate Services.
  • Early assistance is pending for construction of a new steel building in the northwest corner of a parcel at 2100 N.W. 22nd Ave. The applicant is Kelli Grover of Firwood Design Group, and the owner is LSA Partners LLC.
  • Early assistance is pending for a proposed commercial mixed-use building to share a site with an existing Dairy Queen restaurant at 1610 S.E. Tolman St. The applicant is Alexis Kurland of Waechter Architecture, and the owner is Hyun Joo Lim.
  • Early assistance is pending for a proposed five-story building with four floors of residential units over ground-floor retail space and parking for 19 vehicles at 3249 S.E.   • A pre-application conference is sought to discuss proposed alterations to the SmartPark garage at 730 S.W. 10th Ave. Proposed improvements include replacing existing stairways and elevators, new signage and awnings, reconstruction of entrances and right-of-way encroachments.   • A Type III conditional use procedure is pending for redevelopment of an existing one- and two-story factory building at 1340 S.E. Ninth Ave. into creative office, factory and small retail space.   • A Type II design review is sought for a proposed 13-unit apartment building at 408 S.E. 105th Ave. The applicant and owner is Joe Westerman of Evergreen Builders LLC.
  • A Type II design review is sought for supplemental landscaping associated with a mid-block crossing at Northeast Holladay Street for the planned Hyatt Regency at the Oregon Convention Center hotel project. The applicant is Marvin Doster of Mortenson Construction, and the owners are the Portland Development Commission and Starterra LLC.
  • A Type III design review is sought for a new 400-unit residential building with below-grade parking at 419 S.W. Washington St. The applicant is Brad Schnell of Greystar Real Estate Partners, and the owner is Fourth Ave LLC.
  • A Type II design review with modifications is pending for a proposal to allow projection of south-facing balconies greater than the currently allowable 20 percent of setback distance on a new five-story multifamily development at 10506 E. Burnside St. The applicant is Gary Bley of Ankrom Moisan Architects, and the owner is 10506 E. Burnside LLC.
  • A Type III design review with modifications is pending for redevelopment of the Oregonian Publishing Blocks at 817 S.W. 17th Ave. The proposal is to redevelop a block and a half into a tower with residential, office and retail space, with 447 below-grade parking spaces and 577 bicycle parking spaces. The applicants are Michelle Schulz and Marcus Lima of GBD Architects, and the owner is Oregonian Publishing Co. The project received design advice last month.
  • A Type III historic resource review with modifications is requested for a planned six-story mixed-use building at 108 S.W. Third Ave – one of Downtown Development Group’s Ankeny Blocks lots. The project would include 133 market-rate residential units, 63 below-grade parking spaces and eco-roofs. The applicant is Agustin Enriquez of GBD Architects, and the owner is Lot-94 LLC.
