Permits issued

  • Madison-MF Hoyt OR LLC of San Francisco was issued a $659,000 permit on a deferred submittal for vinyl windows at 535 N.W. 11th Ave. in the Pearl District. The applicant is Howard S. Wright of Portland and the contractor is Balfour Beatty Construction LLC of Dallas, Texas.
  • Douglas H. Stearns of Hillsboro was issued a $5.6 million permit for structure, shoring, ground improvements and underground mechanical, electrical and plumbing work at 1133 S.W. Market St. in downtown.
  • Belmont Flats Venture LLC of Portland was issued a $26.6 million permit on a deferred submittal for steel stairs at 685 S.E. Belmont St. in the Buckman neighborhood. The applicant is Mill Creek Residential Trust of Portland.
  • Vancouver Avenue Apartments LLC was issued a $7.3 million permit to build a five-story mixed-use building at 4030 N. Vancouver Ave. in the Boise neighborhood. The applicant is Studio 3 Architecture of Salem and the contractor is Marathon Construction Services LLC of Wilsonville.
  • MCREF 1420 Pearl Development LLC of Portland was issued a $490,000 permit on a deferred submittal on Arcadia curtainwall drawings and calculations for a project at 1481 N.W. 13th Ave. in the Pearl District. The applicant is Ben Riley of Portland and the contractor is MCRT PNW Construction LLC of Portland.
  • Conam Vancouver William Owner LLC of San Diego was issued a $750,000 permit on a deferred submittal for post-tensioned concrete for a project at 2005 N. Williams Ave. in the Eliot neighborhood. The applicant and contractor is Pavilion Construction of Portland.
  • Generations Columbia Property LLC of Portland was issued an $85.2 million permit to begin the Broadway Tower project – a 19-story commercial high-rise with retail, office and hotel uses and five levels of below-grade parking and storage at 1455 S.W. Broadway in downtown. The architect is GBD Architects Inc. of Portland and the contractor is Balfour Beatty Construction LLC of Dallas, Texas.
  • The Jupiter-City Motel LLC of Portland was issued a $6.5 million permit to build a six-story mixed-use building at 908 E. Burnside St. in the Buckman neighborhood. The project includes an event space and restaurant. The applicant is Works Progress Architecture LLP of Portland and the contractor is Yorke & Curtis Inc. of Beaverton.

Permit intakes

  • Columbia Edgewater Country Club of Portland is pursuing a $600,000 permit to renovate and reconfigure the club pro shop and update the restrooms at 2220 N.E. Marine Drive in the East Columbia neighborhood. The contractor is R&H Construction.
  • Plaza Townhomes Community Partnership LP of Irvine, California, is pursuing permits to upgrade 17 townhouse buildings and the community center at 5802 N. Michigan Ave. The work will address maintenance trouble areas. The buildings, built in the 1970s, will get new rainscreening to help prevent mold and new plywood sheeting for seismic resilience. The architect is Carleton Hart Architecture and the contractor is LMC of Tualatin.
  • Rose City Development Inc. of Portland is pursuing a $2 million permit to build a concrete tilt-up building with detached trash enclosure at 4901 N.E. 185th Ave. in unincorporated Washington County. The contractor is 2KG Contractors Inc.
