Permits issued

  • A $1.2 million permit was issued for improvements to a building at 3031 S.E. Powell Blvd. It鈥檚 being converted from a bowling alley to a small-format Target store by MAJ Development Corp. Improvements are to include the addition of warehouse storage, a loading area and trash enclosure, removal of all interior walls and fixtures, replacement of the front storefront, new interior walls, a garage remodel, and a seismic upgrade at the garage and first-floor levels. The applicant is Suzannah Stanley of Mackenzie, the contractor is Team Construction LLC, and the owner is MAJ Place HD LLC of Vancouver, Washington.
  • A $10.3 million permit was issued for alterations to the former downtown Macy鈥檚 store at 585 S.W. Morrison St., which is being converted to creative office and retail space. The work will include new/reopened retail entries, a new office lobby and amenity spaces, new restrooms, and a mechanical upgrade. The applicant is Mike Coyle of Faster Permits, the contractor is Turner Construction Co., and the owner is EOSII/SB Portland LLC of Santa Ana, California. The project is a joint venture between Sterling Bay and KBS Realty Advisors, and is being designed by Bora Architects.
  • A $1.4 million permit was issued for the renovation of the River鈥檚 Edge Hotel & Spa at 0455 S.W. Hamilton Court. Improvements are to include renovation of hotel public space, removal of an existing fireplace, partial change of occupancy to convert a fitness area to a guest room, and ADA upgrades in existing rooms. The applicant is Becca Dobosh of SERA Architects, the owner is Urban Portland Riverfront Hotel Company LLC, and the contractor is Zerr Enterprises Inc. of Denver.
  • A $1.35 million demolition permit was issued for the Shell Portland Terminal dock facility at 3640 N.W. Front Ave. The applicant is Heidi Nelson of AECOM, the contractor is Advanced American Construction Inc., and the owner is Equilon Enterprises LLC of Houston.
  • A $2.25 million permit is under inspection for construction of a new four-story, 19-unit apartment building at 1825 S.E. 50th Ave. The applicant is Joshua Guerra of Otak Inc., the contractor is Lorentz Bruun Construction, and the owners are Charles and Lanelda Smith of Eagle Creek.
  • A $13.5 million permit was issued for 72Foster, a four-story mixed-use building with 101 apartment units over ground-floor retail space and residential services at 5005 S.E. 72nd Ave. REACH is the developer of the intergenerational affordable housing project. The applicants are Lee Jorgenson of Holst Architecture and Suzanne Zuniga of the Portland Housing Bureau, the contractor is LMC Construction, and the owners are Prosper Portland and Portland Mercado LLC.

Permit intakes

  • A $6.37 million permit is sought for a tenant improvement for a new gym at 10414 S.E. Washington St. Scope of work would include demolition of interior walls, a new mezzanine, workout areas, and a pool area. The applicant is Jeff Nagel of Edmonds, Wash.-based Nagel Sport LLC, the contractor is Redmond, Wash.-based Sympatico General Contracting LLC, and the owner is Plaza 205 GRF2 LLC of San Diego.
  • A $630,000 permit is under review for improvements to a Progressive Insurance service center at 8115 S.E. 82nd Ave. Improvements would include resloping floors in an inspection area, reconfiguring and reducing the number of inspection bays, building new partition walls to create a vestibule, offices, break room, restrooms, and conference room, and restriping the parking lot for ADA spaces. The applicant is Melissa Berg of Faster Permits, and the owner is Progressive Casualty Insurance Company of Cleveland.
  • A $950,000 permit is under review for alteration of a retail space at 3404 S.E. Hawthorne Blvd. The project would include a change of occupancy from mercantile to business, demolition of interior walls, and construction of a new storefront for an ATM, new offices, a waiting area and a vault. The applicant is Brian Shoemaker of project contractor P&C Construction, and the owner is 34 Hawthorne Partners LLC.
  • A $4.37 million partial permit is under review for excavation, shoring, foundation, structural shell and all under-slab and perimeter utility for 230 Ash, a six-story mixed-use building with one level of below-grade parking at 108 S.W. Third Ave. The applicant is Omid Naseri of GBD Architects, the contractor is Lease Crutcher Lewis, and the owner is Lot-94 LLC. The building is the first of Downtown Development Group鈥檚 proposed Ankeny Blocks projects.

Facility permits issued

  • A $9.02 million permit is under inspection for a tenant improvement for Adidas encompassing the entire sixth floor of the Montgomery Park building at 2701 N.W. Vaughn St. Improvements will include new walls to create product display rooms, mock shops, office space, conference rooms, reception, hospitality lounge/bar area, catering staging, pantry, and copy room. The applicant is Anne Karel of Interior Architects, the contractor is Turner Construction, and the owner is Montgomery Park I LLC.

Facility permit intakes

  • A $2.8 million permit is under review for tenant improvements to the ground, first and second floors of Adidas鈥 鈥淏eijing鈥 building at 5030 N. Greeley Ave. The project includes new ceiling, floors and finishes, new walls to create open office areas, and break meeting and phone rooms. The applicant is Anne Karel of Interior Architects, the contractor is R&H Construction, and the owner is Adidas Village Corporation.
  • A $1.4 million alteration permit is under review for the build-out of the second and third floors of Menashe Properties鈥 new six-story mixed-use building at 1155 S.W. Morrison St. The applicant is Sera Kimura of Green Gables, and the owner is Morrison Development LLC.
