Building permits issued

  • A $1.968 million new construction permit was issued for a three-story, 24-unit apartment building at 245 S.E. 146th Ave. The applicant is Mladen Baricevic of contractor Arbe Homes LLC.
  • A $919,539 new construction permit was issued for a three-story, 10-unit apartment building at 436 N.E. Stafford St. The applicant is Nathan Arnold of Faster Permits, and the contractor/owner is Structure Redevelopment LLC.
  • A $932,745 new construction permit was issued for a three-story, 10-unit apartment building at 8852 S.E. Ellis St. The applicant is Bayard Mentrum, the contractor is DK Homes LLC, and the owner is Janiss Tran.
  • A $13.952 million new construction permit was issued for work on Mill Creek Residential Trust’s Modera Glisan project at 1430 N.W. Hoyt St. The partial permit includes excavation, shoring, concrete structure and structural embeds from three levels below grade to Level 13, the building’s roof. The applicant is Benjamin Zachwieja of SERA Architects, the contractor is MCRT PNW Construction LLC, and the owner is Glisan Apartments LLC.
  • A $500,000 new construction permit was issued for a new 3,100-square-foot wood-framed building with two classrooms, a science lab, two restrooms and support areas, at Sauvie Island Elementary School, 14445 N.W. Charlton Road. The applicant is Mike Coyle of Faster Permits, the contractor is out to bid, and the owner is Scappoose School District No. 1J.
  • A $665,000 new construction permit was issued on a deferred submittal for bidder design stairs at 7300 N.E. Airport Way. The applicant is Geoff Decker of contractor Hoffman Construction, and the owner is the Port of Portland. A $325,000 permit was also issued on deferred submittal for light poles and attachment to supports on the project – a quick turn-around rental car facility.

Building permit intakes

  • A $727,440 addition permit is under review for improvements to the 200 Market Building at 200 S.W. Market St., including new stairs to a new mezzanine, a new glass pavilion, and glass canopies over the north and west facades. The applicant is Tim Grinstead of GBD Architects, the contractor is to bid, and the owner is Two Hundred Market Assoc LP.
  • A $4.3 million addition permit is under review for the renovation of an existing three-story, 12,462-square-foot office building, as well as a single-story, 2,000-square-foot addition on the south side of the building, at 821 S.E. 14th Ave. The applicant is Mike Coyle of Faster Permits, and the owner is The Nature Conservancy.
  • A $1.3 million alteration permit is under review for tenant improvements for a new restaurant at 3737 S.E. 82nd Ave., where a Sizzler restaurant operated previously. The applicant is Sean Miller of Chico, California-based Nichols, Melburg, Rossetto Architects & Engineers, and the owner is 3737 LLC.
  • A $1.1 million alteration permit is under review for a tenant improvement for a new theater at 3945 S.E. Powell Blvd. Proposed work includes demolition of interior walls and addition of new walls to create seven theater rooms, restrooms, a kitchen and a dining area. The applicant is Kevin Grant of C2K Architecture, the contractor is out to bid, and the owner is 39 Powell, which is registered to Dennis Sivers of D.W. Sivers Co.
  • A $2.9 million new construction permit is under review for construction of a new four-story, 19-unit apartment building with on-site parking at 4130 S.E. Division St. The applicant is Matthew Lillard of Baysinger Partners Architecture, the contractor is Centrex Construction Inc., and the owner is 4130 SE Division LLC, which is managed by Eric Szeto.

Facility permits issued

  • A $960,000 alteration permit was issued for tenant improvements to the Mason-Ehrman Building at 208 N.W. Fifth Ave. The applicant is Solar Labrie of Dominek Architecture, and the contractor is BnK Construction. The building is owned by GC Mason Ehrman LLC, a partnership between Beam Development and Los Angeles-based Gaw Capital.

Facility permit intakes

  • Three separate alteration permits are under review for improvements to the Pacwest Center at 1211 S.W. Fifth Ave., including:

– a $509,706 permit for improvements to the third-floor amenity area, including creation of a new training room, conference room, lounge/bar area and bathrooms;

– a $780,866 permit for a second-floor fitness center tenant improvement; and

– a $702,340 permit for tenant improvements for a first-floor bike hub: a bike parking area and locker rooms with restrooms and showers.

The applicant is Kent Pottebaum of GBD Architects, the contractor is Russell Construction Inc., and the owner is TR Pacwest LLC of Chicago.

  • A $1.469 million mechanical permit is under review for a sixth-floor tenant improvement for Adidas at the Montgomery Park building, 2701 N.W. Vaughn St. The applicant is Brad Manchester of contractor American Heating, and the owner is Montgomery Park I LLC.
  • A $3.2 million mechanical permit is under review for a chiller plant replacement at Good Samaritan Hospital’s laundry building, 2253 N.W. Marshall St. The applicant is Bruce McLay of Affiliated Engineers, and the owner is Good Samaritan Hospital.
