Building permits issued for Feb. 26-March 4

• A $500,000 permit was issued on deferred submittal for floor joists at 2512 S.E. 25th Ave. Two stories are being added to an existing concrete warehouse. The applicant is Justin Blain of contractor Deacon Corp., and the owner is Fire & Earth LLC, which is managed by Martin Eichinger.

• A total of six alteration permits cumulatively valued at $675,000 were issued for the removal and replacement of stairs at an apartment building at 1801 N.E. 162nd Ave. The applicant is James Riley of Certa Building Solutions, the contractor is Summit Reconstruction, and the owner is Executive 1801 LLC of Lake Oswego.

• A $982,000 alteration permit was issued for a voluntary seismic upgrade. It includes interior improvements on the third through eighth floors and the roof of a building at the University of Portland, at 5000 N. Willamette Blvd. The applicant is Ian Mickelson of Soderstrom Architects, and the contractor is Turner Construction Company.

• An $11,790,000 new construction permit was issued for a mixed-use building at 4284 N. Maryland Ave. The building will have 90 units over parking and retail space, and is one of two on adjacent lots at the site of the former Overlook Restaurant. The applicant is Ken Riddle of Holst Architecture, the contractor is Fore Construction and the owner is 1332 Skidmore Apartments LLC, which is listed at the Las Vegas address of developer Fore Property Company. An $8,590,000 new construction permit was also issued for the east building, which will have 68 units over parking and retail space.

• A $4,738,064 new construction permit was issued for a new five-story mixed-use building with 66 residential units over ground-floor retail space and tuck-under parking at 4030 N. Williams Ave. The applicant is Dan Williams of Faster Permits, the contractor is VWR Development LLC, and the owner is Tel Industry LLC.

• A $6,832,171 million new construction permit was issued for a six-story, 108-unit studio apartment building with mezzanines on the fifth and sixth floors at 2211 S.W. Fourth Ave. The applicant is Joshua Scott of Snohomish, Washington-based micro-housing builder Koz Development, the contractor is Seabold Construction Co. Inc., and the owner is Koz 2211 SW 4th Avenue LLC.

• An $18,686,752 new construction permit was issued for an eight-story parking garage with ground-floor commercial space at 1075 N.E. Second Ave. It’s part of the $240 million Hyatt Regency Portland at the Oregon Convention Center project. The applicant is Marvin Doster of Mortenson Construction, the contractor is MA Mortenson Company, and the owner is Prosper Portland.

Building permit intakes for Feb. 26-March 4

• A $1,936,415 million alteration permit is sought for the renovation of an existing parish center/school at 3123 N.E. 24th Ave. to improve accessibility and egress. The applicants are Carolyn Kruger and Michelle Black of Carleton Hart Architecture, the contractor is H & A Construction Company, and the owner is St. Mary Magdalene Catholic Church Portland Oregon.

• A $753,500 alteration permit is under review for the removal and replacement of synthetic turf and installation of trench drains in existing paved areas at Cleveland High School, 3111 S.E. Powell Blvd. The applicant is Brent Nielsen, the primary contractor is out to bid, and the owner is Portland Public Schools.

• A $6,900,000 new construction permit is under review for a four-story, 63-unit apartment building at 1645 S.E. Nehalem St. The applicant is David Mullens of UDG 11th & Burnside LLC, the contractor is SK Hoff Construction, and the owners are Sackhoff Family LLC, Sackhoff Enterprises LLC, and UDG Nehalem LLC.

Facility permits issued for Feb. 26-March 4

• A $600,000 alteration permit was issued for improvements for clothing retailer Zara at Pioneer Place, at 340 S.W. Morrison St. The permit is for demolition work only to six suites on the concourse and street level to return the spaces to a shell for the tenant. The applicant is Thomas Barry of GGP, the contractor is Western Construction Services Inc., and the owner is Pioneer Place LLC.

• A $500,000 alteration permit was issued for tenant improvements for Dunn Carney on the 14th and 15th floors of the Pacific Center at 851 S.W. Sixth Ave. The applicant is Chelsey Baliva of GBD Architects, the contractor is Pacific Crest Structures Inc., and the owner is Sixth At Yam Owner LLC of Newport Beach, California.

• A $3,710,520 alteration permit was issued for a first- and second-floor lobby repositioning tenant improvement to the PacWest Center at 1211 S.W. Fifth Ave. The applicant is Monte Ypma of GBD Architects, the contractor is Hoffman Construction, and the owner is TR Pacwest LLC of Chicago.

• A $535,000 alteration permit was issued for a tenant improvement for Think Shout on the seventh floor of 321 N.W. Glisan St. The applicant is Alex Boetzel of contractor Green Hammer, and the owner is The Falcon Building LLC.

Facility permit intakes for Feb. 26-March 4

• A $634,000 alteration permit is under review for Avangrid Renewables at 1125 N.W. Couch St., Suite 450. The applicant is Lindsey Newman of GBD Architects, the owner is SPF Brewery Blocks LLC, and the primary contractor is out to bid. A $550,000 alteration permit is also under review for remodels of the building’s lobby and second and fourth floors. The applicant is Breanna Walters of GBD Architects, and the primary contractor is out to bid.

• A $3,753,968 alteration permit is under review for a tenant improvement on the second and third floors of the Congress Center at 1001 S.W. Fifth Ave. The applicant is Monte Ypma of GBD Architects, the contractor is Lease Crutcher Lewis, and the owner is ASVRF Unico Portland I LLC.

• A $700,000 alteration permit is under review for a tenant improvement to the Fred Meyer store at 3030 N.E. Weidler St., including creation of a new pharmacy area with exterior storefront and a new deli area. The applicant is Melinda Vermeer of Baysinger Partners Architecture, the owner is Nathan Benderson of Cincinnati, Ohio, and the primary contractor is out to bid.
