Building permits issued for Aug. 6-12

• A $1,029,927 addition permit is under inspection for the addition of a second-floor penthouse, to include offices, a break room and a stairway, to a single-story warehouse building at 1640 N.W. Irving St. The applicant is Jennifer Nye of William Wilson Architects PC, and the owner is NBP 1640 NW irving LLC. No contractor is listed.

• A $1,304,344 alteration permit was issued for alterations to the Red Ape Reserve at the Oregon Zoo at 4001 S.W. Canyon Road. Portions of the building will be demolished, a portion of the reserve update as part of a 2008 bond measure will remain, and site work and rough grading will be done in the primate area. A separate demolition permit valued at $1,056,203 was also issued for the complete demolition of the zoo’s West Bear Grottos holding building and associated habitats, rock work, pools and underground tunnels. The applicant is Gregg Leicester of Philadelphia-based CLR Design, Inc., the contractor is Lease Crutcher Lewis, and the owner is Metro.

• A $630,000 new construction permit was issued on deferred submittal for a car matrix on Urban Asset Advisors’ Grand Belmont building under construction at 514 S.E. Belmont St. The applicant is Luke Pound of contractor Lease Crutcher Lewis, and the owner is Grand Belmont JV LLC.

• An $80,170,000 new construction permit was issued for Gerding Edlen’s 5 MLK project, a 17-story mixed-use building with office, apartment, and retail space at 5 S.E. Martin Luther King, Jr. Blvd. The applicant is Kurtis Fusaro of Gerding Edlen, the contractor is Hoffman Construction, and the owner is 5 MLK RPO LLC.

• A $1,300,000 new construction permit was issued for a new three-story, nine-unit apartment building at 1570 N. Willis Blvd. The applicant is Eddie Radulescu of EPR Design, LLC, the contractor is Crescent Custom Homes LLC, and the owners are Rodney and Kathleen Allen of Chandler, Arizona.

• A $24,052,119 new construction permit was issued for Mill Creek Residential Trust’s Modera Buckman project, a seven-story mixed-use residential building with a single-level, below-grade parking garage, at 955 S.E. 12th Ave. The applicant is Charles Kidwell, the contractor is MCRT PNW Construction LLC, and the owner is Samnick Holdings LLC.

• A $1,800,000 new construction permit was issued for the replacement of the swimming pool at Peninsula Park, at 700 N. Rosa Parks Way. The applicant is Jill Hutchinson of Portland Parks & Recreation, the contractor is 2KG Contractors Inc., and the owner is the city of Portland.

Building permit intakes for Aug. 6-12

• A $1,175,000 alteration permit is under review for a tenant improvement to an office space on two floors of the Irving Street Lofts building at 630 N.W. 14th Ave. The applicant is Ray Yancey of Myhre Group Architects, the contractor is Fortis Construction, and the owner is Marketplace I.

• A $43,500,000 new construction permit is under review for one of two buildings at Alamo Manhattan’s Block 40 development, at 3714 S.W. Macadam Ave. The seven-story, 245,000-square-foot building will have 232 apartments, ground-floor commercial and amenity space, and a two-level below-grade parking garage. The applicant is Rob Humphrey of Faster Permits, and the owner is Fava LLC, which is registered to an LLC owned by Doug Bean.

Facility permits issued for Aug. 6-12

• A $1,250,000 alteration permit was issued for Tripwire on the fourth floor of the Block 300 building at 308 S.W. Second Ave. The applicant is Kate Stuart of GBD Architects, the contractor is R&H Construction, and the owner is PR Block 300 LLC.

• A $2,724,954 alteration permit was issued for a tenant improvement for Wells Fargo on the fifth floor of the Montgomery Park building at 2701 N.W. Vaughn St. The applicant is Kim Gonzales of Ankrom Moisan Architects, the contractor is P & C Construction, and the owner is Montgomery Park I LLC.

• A $525,000 alteration permit was issued for ERM on the 16th floor of the Sixth + Main building at 1050 S.W. Sixth Ave. The applicant is Kent Pottebaum of GBD Architects, the contractor is Balfour Beatty Construction, and the owner is ASVRF Unico Portland I LLC.

• Two alteration permits, each valued at $900,000 and sought on deferred submittal, are under review for a Skychef PDX warehouse project at 8855 N.E. Marx Drive. One permit is for metal stairs, and the other is for an ADA lift. The applicant is Greg Vance, and the owner is TMT Airport Way Industrial Inc. No contractor is listed.

• A $1,200,000 alteration permit is under review for a tenant improvement at Portland International Airport’s Airport Rescue Fire Fighting building at 5250 N.E. Marine Drive. A $400,000 mechanical alteration permit is also under review for the project. The applicant is Mike Coyle of Faster Permits, the owner is the Port of Portland, and the primary contractor is out to bid.

• A $2,100,000 alteration permit is under review for a tenant improvement for Coinbase on the eighth floor of the Power + Light Building at 920 S.W. • A $1,000,000 addition permit sought on deferred submittal is under review for a stone system on levels five through 17 of the Multnomah County Central Courthouse project at 1200 S.W. • A $564,671 grading permit is under review for grading of a site at 10350 N. Time Oil Road in preparation for future commercial development. The applicant is Matt Pittam of contractor Kerr Contractors, and the owner is Millican Properties LLC.
