Division St. Currently, MEI Group is using the property as a concrete/rock/fill yard. The project scope consists of a three-story industrial response/service center facility, a single-story warehouse storage building, a fuel tank and canopy, three-sided sheds and trash enclosures. A large portion of the site, assumed to be 1.5 acres, would remain undeveloped. The applicant is Mary Fierros Bower of LRS Architects, and the owner is Northwest Natural Gas Co.
Early assistance is requested for development of a 483,000-square-foot warehouse with trailer parking at 13333 N. Rivergate Blvd. A 594,455-square-foot warehouse exists at the site. Two existing driveways to the site would be rebuilt to accommodate expanding uses. Early assistance is requested for the planning of the Southwest Corridor light rail project involving TriMet and Metro. The project involves obtaining soil stability data at a number of locations. The early assistance meeting will focus on the 15 percent design locations, and will also illustrate the anticipated additional testing locations for the 30 percent design level; many of those locations are also within the environmental conservation overlay zone. A pre-application conference is pending for a seven-story, 100-unit apartment building at 1500 S.W. A previous plan for the site, which consisted of an 11-story mixed-use building designed by SERA Architects for a development group that included Langley Investment Properties, Molasky Group and Trinity 3 Investment, was approved by the Portland Design Commission last year.
