The Portland Bureau of Development Services has issued a from stakeholders regarding a proposal to build a subdivision in the Arnold Creek neighborhood.

The property targeted for development is at 10701 S.W. 25th Avenue, near the road’s connection with Southwest Inverness Court. Applicant Mark Dane of Mark Dane Planning Inc. is requesting to subdivide a 4.96-acre parcel to accommodate construction of 17 single-family homes on lots ranging in size from 6,002 to 8,518 square feet. The development also would include a 70,681-square-foot environmental resource tract primarily at the property’s west end.

A new public street would be part of the development, and connect 25th Avenue with 26th Avenue.

Property owners Gary Schoenberg and Laurie Rutenberg are developing the project. Both currently live on the property in a 3,200-square-foot, three-bedroom home built in 1957.

Symons Engineering Consultants has created site drawings outlining how the 17 proposed lots would fit on the property alongside the new street.

For now, public comments on the proposal are being sought by the BDS, with testimony being accepted through Oct. 26. A public hearing on the proposal will take place at 9 a.m. on Nov. 28, at BDS offices at 1900 S.W. Fourth Ave.
