  • Early assistance is sought for the construction of a 3,000-square-foot convenience store and a six-station vehicle fueling area at 1401 N. Hayden Island Drive. The applicant is Jennifer Rinkus of Baysinger Partners Architecture, and the owner is Thunderbird Hotel LLC, which is managed by Howard Dietrich.
  • Early assistance is sought for the conversion of a single-family home at 7625 S.W. Oleson Road to a cannabis dispensary. The applicant is Roger Robinson of Greenbox Architecture LLC, and the owner is Duane Schroeder.
  • Early assistance is sought for the addition of a turntable for rail vehicles at the Oregon Rail Heritage Foundation site at 2250 S.E .Water Ave. The applicant is Greg Fitzgerald of ORHF, and the owner is the city of Portland.
  • Early assistance is sought for the relocation of the playground of a church at 1546 S.E. Lambert St. to a different location on the property. The vacated land would be sold. The applicant is Chris Maas of owner Immanuel Evangelical Lutheran Church of Portland Oregon.
  • Early assistance is requested for the retrofit of a trash rack system for Balch Creek at 3601 N.W. Cornell Road. The rack prevents large debris from entering a pipe which carries a portion of the creek to the Willamette River. The applicant is Steve Miller of Emerio Design, and the owner is the city of Portland.
  • Early assistance is sought for a 26,000-square-foot office building at 2148 N.E. Martin Luther King, Jr. Blvd. The site is currently occupied by a two-story warehouse building that is the headquarters of Harder Mechanical Contractors. The applicant is Cole Cabler of Ankrom Moisan Architects, and the owner is CNS Properties LLC, which is managed by James Stilwell and Stephen Harder.
  • A pre-application conference is sought for a new seven-story mixed-use building at 701 N.E. Seventh Ave. The five-over-two building would consist of five stories of residential units over two levels of parking, with ground-floor programming to include retail, residential amenities and a parking garage entry. The residential units would range in size from studios to three-bedrooms. The applicant is Ryan Miyahira of Ankrom Moisan Architects, and the owner is Automobile Dealers Association of Portland.
  • A Type II conditional use procedure is pending for proposed work at the Oregon Zoo at 4001 S.W. Canyon Road. The proposal includes construction of a 1,600-square-foot replacement café building and a new 1,900-square-foot storage building as part of the zoo’s Polar Passage, Primate Forest, and Rhino project. A Type II amendment to the approved 2013 Conditional Use Master Plan is requested because the café is moved 100 feet from its approved location and because the storage building was not part of the 2013 CUMS review. The applicant is Jim Mitchell of Metro/Oregon Zoo, and the owner is Metro.
  • A Type II design review is pending for the addition of three window openings on the third floor of the north wall of the General Automotive Building at 411 N.W. Park Ave. The applicant is Frank Rudloff of MCA Architects, and the owner is General Auto Building LLC.
  • A Type III design review is pending for a request to remove a condition of approval of the Canopy Hotel at 485 N.W. Ninth Ave. and allow existing cladding on the west façade to remain. The applicant is Julie Bronder of ZGF Architects, and the owner is Portland Hotel XXVII Owner LLC of Chevy Chase, Maryland.
  • A Type II historic resource review is pending for a proposal to rebuild the structurally damaged top tower and flag pole of the Jackson Tower building at 818 S.W. Broadway following the severing of the flag pole during a windstorm. The structure will be designed to match the existing dimensions and materials as closely as possible, the tin ball and tin balusters will be replicated and replaced. The applicant is Sarah Lavoie of Emerick Architects, and the owner is Jackson Tower Partners LLC of Hermosa Beach, California.
