A limited liability company affiliated with national firm Holman Automotive, owner of Kuni Lexus of Portland, is a four-story auto dealership on a 1.6-acre site at 3075 N.E. Sandy Blvd. Currently, the property holds a three-story, 13,000-square-foot office building constructed in 1967 as well as surface parking.
The applicant, Mackenzie, is seeking design review approval. A modification to the interior landscaping requirement for surface parking has been requested to allow only two trees instead of four. A public hearing before the Portland Design Commission is tentatively scheduled for Feb. 11, 2019.
Notice of the proposed development has been sent to local neighborhood associations, as well as public agencies with jurisdiction over the property. Those parties have until Dec. 14 to submit comments or other information to the Portland Bureau of Development Services.
The scope of proposed development, as described in documents filed with the BDS, would be a new four-story building, including one story below grade. The ground floor would feature a Kuni Lexus of Portland automotive showroom and leasable retail space, while the below-grade floor would house automotive services. The second floor would include auto inventory and display, while the third floor would provide employee parking.
Vehicular access to the site would be provided from two locations on Northeast 31st Avenue, which borders the property on the east. These access points would be roughly the same as existing ones.
The Gravity Company of Dallas, Texas, is providing design and architecture services. Plans call for use of mostly metal panels, metal louver systems in natural wood color, stucco and an aluminum glazing system painted black, according to documents filed with the city.
The property’s registered owners are Holman Portland Real Estate LLC of Vancouver, Washington, and Kuni Enterprises LLC.
