Building permits issued for June 24-30

• A $1,500,000 addition permit was issued for a tenant improvement for an existing tenant at 4810 N. Lagoon Ave. The work will include installation of an automated truck fabrication area, warehouse space, battery storage and testing area, and open office space. The applicant is Maddy Gorman of Ankrom Moisan Architects, the contractor is Kirby Nagelhout Construction, and the owner is Rosan Inc.

• A $798,732 alteration permit was finalized for a tenant improvement for a new tenant at 1645 N.W. Hoyt St. The applicant is Kevin Grant of C2K Architecture Inc., the owner is 16th & NW Hoyt LLC, and the primary contractor is out to bid.

• A $960,356 alteration permit was issued for a tenant improvement for a new tenant at 105 N.W. 13th Ave. The space will be reconfigured to include office space, restrooms, a walk-in cooler and a pharmacy. The applicant is Aimee Neikart of Detroit, Michigan-based Norr Architects & Engineers, the contractor is GLR Inc. of Dayton, Ohio, and the owner is Harsch Investment Properties.

• Four new construction permits with a combined value of $8,385,000 were issued for Transition Projects’ Low Income Single Adult Housing project at 8560 N. Argyle Way. Three of the permits, each valued at $1,220,000, are for prefabricated congregate living facilities consisting of two floors with six sleeping units, one kitchen and two bathrooms per floor. The fourth permit, valued at $4,725,000, is for a three-story, prefabricated multifamily building consisting of 35 studio units, one one-bedroom unit, offices and community space. The applicant is Ben Ott of Holst Architecture and the owner is the city of Portland. No contractor is listed.

• A $525,000 new construction permit was issued on deferred submittal for an auto tight hold down system serving Raleigh 22 – a six-story, 173-unit mixed-use building developed by Cairn Pacific at 2222 N.W. Raleigh St. The applicant is Trenton Lundquist of contractor R&H Construction, and the owner is 2222 Raleigh LLC of San Mateo, California.

• Two new construction permits, each valued at $839,556, were issued for two three-story, 12-unit apartment buildings at 7676 and 7686 N. Lombard St. The applicant is Rich Brooks of CIDA Inc., the contractor is I&E Construction, and the owner is Lombard Group LLC.

• A $4,703,016 new construction permit was issued for storage racking for a warehouse at 15000 N. Lombard St. The applicant is Samantha Rummel of Covina, California-based Seizmic Inc., the contractor is Skanska USA Building, and the owner is the Port of Portland.

• A $614,285 alteration permit is under review for installation of a new rooftop platform for future mechanical units on the U.S. Bank Block building at 309 S.W. Sixth Ave. The applicant is Michael Roberts of LRS Architects, the contractor is Bremik Construction, and the owner is 309 SW 6th Ave Property LLC of El Segundo, California.

• A $2,200,000 alteration permit is under review for a tenant improvement for a new online retailer fulfillment center tenant at a warehouse building at 5015 N.W. Front Ave. The applicants are Mike Coyle of Faster Permits and David Schukai of Merriam, Kansas-based BRR Architecture Inc., the contractor is Colorado Structures Inc., and the owner is Lit Finance III LLC of Dallas, Texas.

• An $11,700,000 new construction permit is under review for construction of a new seven-story, 105-unit apartment building at 1500 S.W. Taylor St. The applicant is Rex Ingram of Leeb Architects and the owner is 1500 Taylor LLC of Bellevue, Washington. No contractor is listed for the project.

• A $2,500,000 new construction permit is under review for a four-story wood-framed building with 12 residential units over ground-floor retail space at 3240 N. Williams Ave. The applicant is Dan Williams of Faster Permits and the owner is Go Go LLC. The primary contractor is out to bid.

• An $869,597 new construction permit is under review for a three-story, six-unit apartment building at 525 S.E. Spokane St. The applicant is Zac Horton of Faster Permits, the contractor is Bulldog Capital Development LLC, and the owner is Sellwood Norm Building LLC.

• A $930,000 new construction permit is under review for excavation and shoring for the Holden of Pearl senior housing building at the northeast corner of Northwest 13th Avenue and Quimby Street. The building will consist of a 16-story tower with a three-story podium, courtyard, and one level of below-grade parking. The applicant is Keith Evans of Ankrom Moisan Architects, the contractor is Walsh Construction Co., and the owner is Hoyt Street Properties.

• A revision is sought for a $6,016,000 grading permit for a TriMet administrative/operations facility at 9846 S.E. Powell Blvd. Changes to plan sheets are related to bus charging systems and corresponding vaults, as well as other site work. The applicant is Joseph Purkey of Convergence Architecture, the contractor is JE Dunn Construction, and the owner is TriMet.

• A $6,139,737 new construction permit is under review for a new response/service center facility for NW Natural on an unimproved parcel at 904 S.E. Division St. The project will consist of a three-story office building and an attached two-story storage building. An $848,076 new construction permit is also being sought for a pre-engineered metal structure consisting of three storage garages for temperature-sensitive vehicles, a three-sided storage shed with spoils bins, and pipe storage. The applicant is Mary Fierros Bower of LRS Architects, the contractor is Bremik Construction, and the owner is Northwest Natural Gas Co.

• A $20,500,000 new construction permit is under review for the PAE Living Building, a five-story mixed-use office building targeting living building certification, on a downtown quarter-block parcel at the corner of Southwest First Avenue and Pine Street. The applicant is Milena Di Tomaso of ZGF Architects, and the owner is L-126 LLC. No contractor is listed, but the project will be built by Walsh Construction Co.

• A $15,973,201 new construction permit is under review for a new 444,174-square-foot concrete tilt-up building shell at 755 N.E. Columbia Blvd. The building is the second of two being erected at the site. The applicant is Spencer Mayes of Bellevue, Washington-based Bridge Development Partners and the owner is Itasca, Illinois-based Bridge Point I-5 LLC. No contractor is listed for the project.

• A $696,000 alteration permit was issued for a Raising Cane’s restaurant at Pioneer Place at 700 S.W. Fifth Ave. The applicant is Jeff Pountney of Lakewood, Ohio-based ADA Architects, the contractor is BnK Construction, and the owner is Pioneer Place LLC.

• A $2,000,000 alteration permit was issued for escalator replacements and other improvements to Concourse D at Portland International Airport. The applicant is Mike Coyle of Faster Permits, the contractor is Hoffman Skanska LLC, and the owner is the Port of Portland.

• A $500,000 alteration permit was issued for landlord work on the first and second floors of Tanner Point, an office building formerly known as 9North, at 1250 N.W. Ninth Ave. The applicant is Mike Coyle of Faster Permits, the contractor is Balfour Beatty Construction, and the owner is CSHV 9North LLC of Los Angeles.

• A $2,668,000 alteration permit is under review for a surgical unit at Good Samaritan Medical Center at 1015 N.W. 22nd Ave. A $550,000 mechanical alteration permit is also under review for the project. The applicant is Jim Knees of PKA Architects, the owner is Good Samaritan Hospital, and the primary contractor is out to bid.

• A $600,000 alteration permit is under review for a tenant improvement for the Oregon Department of Human Services at 6035 N.E. 78th Court. The applicant is Brianna Smeds of PKA Architects, the contractor is Perlo Construction, and the owner is 78th Court 3S LLC.
