The owner is Great Scott Trio LLC, which purchased the site last month for $3.9 million and is managed by Some Knucklehead Inc., a corporation registered to Kevin Cavenaugh of Guerrilla Development.

The building would include three maintenance bays and a mezzanine for office and storage space. A pre-application conference is pending for The Landing at Macadam, a four-building mixed-use multifamily development with a total of approximately 1,200 units on a 9.83-acre South Waterfront District parcel bounded by Southwest Bond Avenue on the west, the Willamette River on the east, Southwest Lane Street on the north and Southwest Lowell Street on the south. The development would include high-rises on blocks 41 and 44, along the river, and mid-rises on blocks 42 and 45, along Southwest Bond Avenue. A design advice hearing was held for the project, designed by Dallas, Texas-based Hensley Lamkin Rachel Inc., in February. The applicant is Kim Lan of Alamo Manhattan Properties, also based in Dallas, and the owner is The Landing at Macadam LLC of San Mateo, California. The developer and architect are also teaming on Block 40, a two-building project with 403 residential units on a nearby South Waterfront parcel. The Design Commission approved that project in March 2018; permits are under review.
A Type II conditional use procedure is sought to reduce the size of the existing St. Charles Church conditional use site, at 4317 N.E. Emerson St., to add De La Salle North Catholic High School. A pre-application conference was held earlier this year for the relocation of the high school to the church facility. A Type 1x historic resource review is sought for exterior alterations to the Pearl East building, a six-story office/retail building at the corner of Northwest 13th Avenue and Glisan Street. Planned alterations to the project’s design – approved in 2017 by the Historic Landmarks Commission – include moving a lobby door on Northwest 13th Avenue to sideway grade, adding a door at loading dock height, adding lighting at the dock and penthouse, and identifying louver locations for ground-floor tenants. The applicant is Chris Hartson of Specht Properties Inc., and the owner is PBE LLC of Menlo Park, California, which is registered to Brady Fuerst of Palo Alto, California-based Prince Street Partners.
