  • Design advice is sought for a proposed short-term amphitheater at the Zidell Yards site on Southwest Moody Avenue in the South Waterfront District. The project would include public bathrooms, terraced bleacher seating, a performance stage, pedestrian walkways, concession stands and a backstage area. Utilities would be installed for all on-site structures. The lease would have a seven-year lifespan with potential for extensions. Long-term development plans for the 33-acre site came to a halt last year after the Zidell family and the city of Portland failed to come to terms on how much each side would contribute to public infrastructure at the site. The applicant is Boyce Postma of Hacker, and the owner is ZRZ Realty Co.
  • Early assistance is sought for modifications to a 72-year-old warehouse building at 2620 S.W. First Ave. The warm dark shell building will be demised for future tenant occupancy. Minor modifications are planned for the façade along Southwest First Avenue and Arthur Street based on tenant access requirements, and canopies will be installed at a new tenant suite. The project would also include a voluntary seismic upgrade and installation of new electrical, fire service and mechanical systems. The applicant is Jonathan Dunn of Woodblock Architecture, and the owner is La Grand Ind Supply Co Inc.
  • Early assistance is sought for the redevelopment of an approximately 100-acre site on the 6400 block of Southeast 101st Avenue. The development could include several buildings containing industrial uses, including warehousing and manufacturing, as well as trailer parking to support the proposed development. The site is comprised of three separate parcels, and is currently used in part by Lakeside Industries. The applicant is Dale Poppe of Mackenzie and the owner is Jameson Partners LLC, which is managed by Warren Rosenfeld of Calbag Metals and Thomas Walsh.
  • Early assistance is sought for a new four-story, 40-unit apartment building at 308 N.E. Dekum St. The building would contain 13 one-bedroom units and 27 studio units. The applicant is Brett Schulz of Brett Schulz Architect, and the owner is Dekum Properties LLC, which is registered to Justin Palfreyman.
  • Early assistance is sought for the master plan development of the RiverPlace area at 0150 S.W. Montgomery St. NBP Capital’s planned redevelopment of the 8-acre area could include up to 3 million square feet of space. The applicant is Katherine Schultz of GBD Architects, and the owner is 0150 SW Montgomery Investments LLC, of which the sole member is NBP Capital LLC.
  • Early assistance is sought for the construction and installation of a new pre-engineered metal building cover for existing jointer equipment at 14400 N. Rivergate Blvd. The applicant is Gary Livermore of Livermore Architecture & Engineering Inc., and the owner is Evraz Inc NA of Chicago, Illinois.
  • Early assistance is sought for a multifamily development with approximately 150 dwellings at 208 S.E. 148th Ave. The applicant is Walter Grodahl of DBG Properties LLC, and the owner is The Northwest Baptist Home Mission.
  • Early assistance is sought for the renovation of the Inn at the Convention Center hotel building at 420 N.E. Holladay St. Improvements to the five-story building would include a change of use at the west portion of the first level from sauna/spa to a meeting room, minor revisions to drive aisle and parking, replacement of existing window rails with painted fins, an open-air pergola along the pedestrian connection of the lobby to outdoor areas and landscaping, and new planted features along the ground-level walls, stairwell and roof. The applicant is Ben Carr of Brett Schulz Architect, and the owner is PDC DBA Prosper Portland.
  • A pre-application conference is pending to discuss options for additional development on the site of Holman’s Funeral Home at 2610 S.E. Hawthorne Blvd. The site and buildings are designated as historic landmarks. Two options are proposed for development: relocating the building to another portion of the site and then developing the rest of the site, or leaving the building where it is and developing around it. The applicant would like to discuss the possibility of a zoning map amendment from the existing zoning of CM1 and CM2 to CM3. The applicant is Peter Finley Fry, and the owner is Holman’s Funeral Service Inc.
  • A pre-application conference is pending to discuss an eight-story apartment building containing between 98 and 162 residential units on vacant land at 9919 N.E. Glisan St. The proposed building would have 9,969 square feet and reach a height of 89 feet, and would include 1,000 square feet of ground-floor commercial space. No off-street parking or loading space is proposed. The applicant is Mike Bradley of Spokane, Washington-based Beacon Builders, and the owner is Curtis Rystadt.
  • A Type II design review is sought for exterior renovations to a retail building at 1325 N.W. Kearney St. The half-block property was formerly targeted for demolition to allow replacement by Lovejoy Square. That designed by Bora Architects for developer Killian Pacific was approved last year by the Portland Design Commission. Proposed renovations to the existing building include new retail and office entry canopies, replacement of a Juliet railing system, reduction of a balcony and increase of a plaza area, new exterior paint and cable guard rails. The applicant is Leslie Cliffe of Bora Architects, and the owners are LJNorth LLC and Lovejoy Square LLC, both of which are registered to the Vancouver, Washington address of Killian Pacific.
  • A Type II design review is pending for construction of a railroad turntable in the yard of the Oregon Rail Heritage Center at 2250 S.E. Water Ave. The applicants are Debbie Cleek of The Bookin Group and Greg Fitzgerald of ORHF, and the owner is the city of Portland.
  • A Type II historic resource review is sought for exterior alterations to an automotive dealership building at 107 S.E. Grand Ave. to Subaru corporate façade materials and signage. The applicant is Lance Mueller of Seattle-based Lance Mueller & Associates Architecture, and the owner is OB Portland Properties II LLC of Bellevue, Washington.
