Building permits issued for Oct. 28-Nov. 3

• A $2,500,000 alteration permit was issued for structural improvements to an existing below-grade parking garage at the American Plaza Tower condominiums at 2211 S.W. First Ave. The applicant is Philip Pittsenbarger, the contractor is Andersen Construction, and the owners are American Plaza Towers Condominium Association and Prosper Portland.

• A $779,277 new construction permit was issued for a three-story, 11-unit apartment building at 6712 N. Montana Ave. The applicant is Brian Cavanaugh of Architecture Building Culture, the contractor is Lloyd Development, and the owner is D Montana D LLC.

• An $857,802 new construction permit was issued for a three-story, 12-unit apartment building at 7171 S.E. Knight St. The applicant is Zac Horton of Faster Permits, the contractor is Mikana Development LLC, and the owner is Anamic Construction Inc.

• A $1,350,000 new construction permit was issued on deferred submittal for fiberglass windows on the 4th and Montgomery building under construction at 1810 S.W. Fifth Ave. The applicant is Taylor Doolen of contractor Andersen Construction, and the owner is Portland State University.

Building permit intakes for Oct. 28-Nov. 3

• A $4,100,000 alteration permit is under review for a tenant improvement for an existing tenant at a warehouse building at 18201 N.E. Portal Way. The project is to include expansion to an adjacent tenant space and demolition of interior walls to convert existing warehouse space to freezer, cooler and cold dock. The applicant is Dan Bercot of Downers Grove, Illinois-based contractor Arco Murray National Construction Company, and the owner is DGI Portland LLC.

• A $1,416,040 new construction permit is under review for a three-story apartment building at the southwest corner of Northeast 42nd Avenue and Prescott Street. Each of the building’s floors will contain a main dwelling unit with six sleeping units. Each of the sleeping units will have access to a cooking facility on the main level. The applicant is Melissa Meiners of Koble Creative Architecture, the owner is Society 42 LLC, and the primary contractor is out to bid.

• A $1,844,000 alteration permit was issued for a tenant improvement for Mirador on the 10th and 11th floors at 331 S.W. Sixth Ave. The applicant is Taylor Pasic of GBD Architects, the contractor is Bremik Construction, and the owner is 309 SW 6th Ave Property LLC of El Segundo, California.

• A $3,505,673 alteration permit was issued for a tenant improvement for Skanska USA Building on the fourth and fifth floors of a building at 1010 N.W. Flanders St. The applicant is Lisa Durham of contractor Skanska, and the owner is Flanders Venture LLC. An $815,000 mechanical alteration permit was also issued for the project; the contractor is Alliant Systems.

• A $950,000 alteration permit was issued for a tenant improvement for Gordon & Rees in Suite 2000 of the Wells Fargo Center at 1300 S.W. Fifth Ave. The applicant is Sarah Winegar of Mackenzie, the contractor is Commercial Contractors Inc., and the owner is Sof-Xi WFP Owner LLC.

• A $500,000 alteration permit was issued for landlord work to demolish walls and create five new suites on the sixth floor of the One Pacific Square office tower at 220 N.W. Second Ave. The applicant is Darcie McConnaha of LRS Architects, the contractor is Balfour Beatty Construction, and the owner is Reep 220 NW Owner I LLC of San Francisco.

• A $500,000 alteration permit is under review for a tenant improvement to the lobby of the Standard Insurance Center at 900 S.W. Fifth Ave. The applicant is Eliza Balen of GBD Architects, the contractor is Walsh Construction Co., and the owner is Standard Ins Co.

• A $584,714 mechanical alteration permit is under review for landlord work to remove four cooling towers on the 25th floor of the Standard Insurance Center at 900 S.W. Fifth Ave. The applicant is Cheryl Nicholson of contractor Apollo Sheet Metal, and the owner is Standard Ins Co.
