  • Design advice is sought for a new six-story apartment building with two basement levels on the northern half of a full-block property at 1025 S.E. Pine St. The site currently contains surface parking and a warehouse structure. The applicant is Megan Zack of Chicago-based Hartshorne Plunkard Architecture, and the owner is Troy Laundry Property Holder LLC, which is registered to the Chicago address of AJ Capital Partners. The owner purchased the full-block property last summer for $15.65 million; the seller was a limited liability company registered to Michael Tevis of Intrinsic Ventures.
  • Early assistance is pending for a three-story, 15-unit apartment building on the 1300 block of North Going Street. The applicant is Meron Alemseghed of CityCraft Development, and the owner is Lucera Apartments LLC.
  • Early assistance is sought for five new two-story structures at 204 S.E. 127th Ave. The applicant is Kim Nguyen of Concept Design and Associates LLC, and the owner is Sierra Investment Trust.
  • Early assistance is sought for a project that will include a new office building, warehouse and parking lot at 12099 N.E. Ainsworth Circle. The applicant is Nathan Monger of LRS Architects, and the owner is Timberland Development Co. LLC.
  • Early assistance is sought for a four-building, 36-unit multifamily development at 4344 N.E. Jarrett St. Six existing units at the site will be demolished, and seven will be retained. The applicant is Robin Koch of Communitecture, and the owner is Creo Properties LLC.
  • Early assistance is sought for construction of a new 14-unit net-zero condominium community at 3134 N.E. Hassalo St. The development will consist of a four-story building and a three-story building surrounding a central courtyard with shared amenities. The project is to include a community room, bike parking and a rooftop solar array, and will be permitted under the Better Housing by Design zoning code. The applicant is Mike Beamer of Green Hammer, and the owner is Kerry Smith.
  • Early assistance is sought for a four-story, 70-unit apartment building at 5700 E. Burnside St. Existing warehouse buildings on the site would be demolished. The applicant is Gene Bolante of Studio 3 Architecture, and the owner is Mark & Viola LLC.
  • Early assistance is sought for a five-story workforce housing complex with approximately 258 units across two buildings on a 6.21-acre parcel on North Tomahawk Island Drive on Hayden Island. The development would also include approximately 331 surface parking stalls. The applicant is Jeremiah Jolicoeur of Alliance Realty Partners LLC, and the owner is Columbia Crossings LLC, which is registered to John Teutsch of Seattle-based Teutsch Partners.
  • A Type II adjustment procedure is pending for an adjustment to the height standard for a 34-unit apartment building at 3110 S.W. 12th Ave. The building will hold 24 studio apartments, nine one-bedroom units and a two-bedroom unit, as well as 33 parking spaces. The applicants are Stewart Straus of Stewart Gordon Straus Architect and Austin Emami of owner West Hill Heights LLC.
  • A Type II greenway procedure is pending for repair and stabilization of a 290-foot stretch of eroded Willamette River riverbank at the Foss Tug Terminal at 9030 N.W. St. Helens Road in Portland Harbor. The erosion is a result of recent high flows that have led to bank failure; proposed work will protect against further slope loss that is threatening to undermine the foundation of the Foss administration building and other upland infrastructure. The project involves rebuilding the riverbank to its original profile and re-armoring the repaired slope with an articulated concrete block mat or blanket. The applicant is Art Dahlin of Foss Maritime Company, and the owner is Brix Maritime Co.
