Building permits issued for May 26-31, 2020

• A $7,800,000 new construction permit was issued for Cedar Commons (formerly called the Division Street Apartments) – a three-story, 60-unit apartment building for low-barrier permanent supportive housing at 11450 S.E. Division St. The building will house 40 single-room occupancy units and 20 studios, as well as community rooms, laundry space, a leasing office and support space. Central City Concern and Related Northwest are teaming on the development. The applicant is Laurie Linville-Gregston of Ankrom Moisan Architects, and the owner is Kyung Lee. The primary contractor is listed as out to bid, but according to a Related Northwest project manager, the project’s general contractor is Walsh Construction Co.

• A $1,340,000 new construction permit was issued for a three-story, 18-unit apartment building at 1611 N. Rosa Parks Way. The applicant is Ryan Pickrel of Faster Permits, the contractor is Kardia Construction LLC, and the owner is Rosa Parks LLC.

Building permit intakes for May 26-31, 2020

• A $1,500,000 alteration permit is under review for improvements for a new tenant in a former church building at 2400 N.E. Broadway. The work will include adding new walls to create a tap room, lounge and kitchen space. The applicant is Rebecca Morello of Open Concept Architecture, the owner is Harder Day LLC, and the primary contractor is out to bid.

• A $500,000 demolition permit is under review for abatement and demolition of the vehicle maintenance facility at the former U.S. Postal Service site in the Pearl District, at 715 N.W. Hoyt St. The work will include removal of an underground storage tank and contaminated soil remediation. The applicant is Wendy Wilcox of owner Prosper Portland, and the contractor is McDonald Excavating Inc.

• A $22,075,511 new construction permit is under review for Las Adelitas, a 143-unit affordable housing building at 6723 N.E. Killingsworth St. The building will contain three levels of living units over ground-floor community and residential services space, and 65 at-grade parking stalls. The applicant is Jennifer Nye of Salazar Architect, the contractor is LMC Construction, and the owner is Hacienda CDC.

• Two new construction permits with a combined value of $900,000 are under review for a pair of two-story, six-unit apartment buildings at 6843 N. Montana Ave. The applicant is Tyson Okely of Dez Development, the contractor is Modern Northwest Inc., and the owner is Kristy McKercher.

• A $3,066,824 new construction permit is under review for a new truck repair and rental facility at 10730 N. Vancouver Way. The applicant is Suzannah Stanley of Mackenzie, and the owner is Mary A Fazio Limited Partnership I Et Al. No contractor is listed for the project.

• A $1,065,100 alteration permit was issued for refurbishment of marquees on the east and west elevations of the Arlene Schnitzer Concert Hall at 1037 S.W. Broadway. The applicant is Kelly Gillard of Architectural Resources Group, the contractor is ES&A Sign Corp., and the owner is the city of Portland.

• A $1,059,829 alteration permit was issued for distributed antenna system installation on all levels of the Concourse E extension at Portland International Airport. The applicant is Michael Smith of contractor Communication Technology Services, and the owner is the Port of Portland.
