• Design advice is sought for construction of a new eight-story mixed-use building on a portion of a half-block site at 1006 S.E. Grand Ave. The site currently includes a 113-year-old office building on the western portion of the block, and a surface parking lot and a single-story building on the eastern portion. The noncontributory single-story building would be removed to accommodate the new building, which would occupy the block’s eastern half. The applicant is Nate Ember of Ink:Built Architecture, and the owner is Arcoa Partners LLC, which is managed by Jeff Mincheff.

• A pre-application conference is pending for a new mixed-use high-rise at 1325 N.W. Kearney St. The building would contain multiple stories of apartments, two or three stories of office space, ground-floor retail space and below-grade parking. Mass-timber construction is anticipated over a concrete podium. The half-block property currently holds a single-story retail building. The applicant is Leslie Cliffe of Bora Architects, and the owner is Killian Pacific via Lovejoy Square LLC. Bora Architects in 2018 received the Portland Design Commission’s approval for a 10-story mixed-use development at the site for Killian Pacific. That proposal was scaled down from an earlier plan that included a full-block redevelopment with two towers.

• A pre-application conference is sought for redevelopment of Portland Community College’s Metropolitan Workforce Training Center property at 5600 N.E. 42nd Ave. The approximately 2.92-acre site currently contains surface parking and a pair of single-story buildings that would be replaced with a new multistory Metro Center and new affordable housing. The applicant is Rebecca Ocken of owner Portland Community College.

• A Type III design review is pending for improvements to the seven-story Alder House Apartments building at 539 S.W. 13th Ave. The building, which contains 130 single-room occupancy units, would be updated with a new elevator, a first-floor metal canopy, storefront windows, vinyl windows, a roof and rooftop mechanical units. The applicant is Mai Huynh-Carnes of Community Development Partners, and the owner is Alder House Portland LP.
