Location: PortlandThe Carson is a two-block, mixed-use development in the Conway Blocks. Carson North is a 14-story, 220-unit concrete and precast apartment tower. Carson South is a six-story, 160-unit wood frame and concrete apartment midrise. Both blocks include ground-floor retail and share a two-level underground parking garage with 602 parking stalls.
Carson North features two-story precast concrete panels on all elevations of the building. Each floor is seismically separated from each other, meaning the two-story panels need to shift across three floors during a seismic event. The project team worked with the design team early on to account for the required drift. This same drift carries through the interior insulations, framing and exterior windows, all requiring similar accommodations. Typical claddings spanning a single floor do not require this attention to detail and pre-planning.
Construction on The Carson occurred during one of Portland’s worst winters, buried subsurface conditions early on and caused manufacturer shortcomings for major building components. Time after time, the project team found solutions to keep the project moving forward.
Each unit in The Carson is smart ready with in-unit fiber, Amazon integrated smart switches and Nest thermostats. The Carson was designed to obtain LEED Gold certification.
