Located in Portland’s Sullivan’s Gulch neighborhood, TwentyTwenty houses 162 apartments on seven levels and two levels of underground parking. Ground-floor amenities include an entry fireplace lounge, concierge, guest suite, fitness center, and a main courtyard with barbeques and a firepit. The east courtyard features a Zen garden, a dog lounge with an indoor pet relief area and drinking fountain, and a bike lobby with a lounge.

The building’s design was inspired by the geological forces that shaped the Willamette Valley, including Sullivan’s Gulch. The building form is subtly carved, fractured and folded, evoking the glacial carving and erosion that once formed this region. Another example is the custom artwork in the fireplace lobby and bike lounge, which were inspired by the interaction between earth and water.

Designed for LEED for Homes Platinum certification, TwentyTwenty is built with post-tensioned concrete. The building’s exterior was direct-applied stucco installed over an assembly of light-gauge framing and cement board. Stucco installation proved challenging because of the region’s moisture and temperature requirements of the product. By wrapping the entire building in plastic and maintaining the temperature of the plastic enclosure, the team was able to apply stucco during the wet and cold winter months.
