72Foster is a 78,000-square-foot, mixed-use building in the Mt. Scott Arleta neighborhood. It features three stories of wood-framed apartments over a concrete podium that houses 101 residential units and five retail spaces. The building features a ground-floor community room, landscaped courtyard, bike parking and open-air terrace on the fourth floor.

The project is tailored to intergenerational families, and Asian Health and Service Center teamed up to provide on-site services to residents. The building’s vibe is about connecting residents with the neighborhood, and a breezeway connects it to the colorful Mercado across the street. The development also includes frontage improvements including new sidewalks and lighting.

The exterior alternates brick and Hardieplank for texture and provides durability and affordability. Cedar surrounding the entrance and breezeway brings warmth to the building. The large community space features a communal kitchen and folding Nana walls that open to the courtyard for various events.

The project posed a few challenges where the design had to account for a Century Link easement through the building and property. A breezeway was created to maintain the Century Link easement. The city of Portland was also completing street improvements along Southeast Foster Road at the same time, which required additional coordination.
