Vibrant! Apartments is a 12-story, 105,000-square-foot development in the Pearl District that provides 93 affordable housing units, community rooms, secured bike storage and a bike repair station, a rooftop deck and a laundry room. It features a small ground-floor retail space, and indoor and outdoor play areas on the second floor.

All units are restricted to residents making below 60 percent MFI, and 40 units are reserved for households leaving homelessness. Dedicated services are provided to formerly homeless residents, ensuring they are successful in their new living situations.

The site had seen many decades of usage and the team had to remove existing on-site petroleum, lead, methane and other hazardous substances. One side of the site was lined with overhead power lines, multiple overhead communication lines, an underground fiber optic line and a 100-year-old domestic water main that had to be 鈥渦ndergrounded.鈥�

Bremik exceeded the 20 percent MWESB utilization goal with 22.2 percent participation. The project was built to Earth Advantage Standards, Energy Star appliances are in every unit, LED lighting is used in all fixtures, and water-conserving plumbing is installed throughout the building. Solar panels crown the tower to offset electricity costs, and a green roof treats stormwater onsite and reduces runoff.
