When commercial and residential real estate management company SteelWave acquired the building where the former Camera World was located in downtown Portland, they knew a more dynamic, mixed-use environment would thrive there and took a hospitality-based approach to delivering Class A office space.

Aspect features 12,156 square feet of updated lobby space, a fitness center, lounge areas, a bar and two conference rooms. SteelWave wanted the lobby atmosphere to mimic the feeling of a hotel lobby, and jewel tones, brass and black were chosen to create that atmosphere.

Before the renovation, the current fitness space was small with eight-foot drop ceilings, no windows and no natural light. The project team doubled the size of the space, raised the ceiling height and removed the drop ceilings. R&H created two new, large openings into the fitness center and incorporated Moonshadow glass that was custom designed for the space. The glass allows for privacy while exercising but still lets light into the room to keep it bright and open.

The highlight of the lounge area is the bar, which features an art piece called 鈥淭he Cube.鈥� It is a four-sided, audiovisual, interactive installation that reacts to noise levels within the space to create an ever-changing pattern on four, 172-inch screens eight feet above the bar. The screens also can display cable television.

鈥淓verything we did here has a sense of style, but then there鈥檚 also a functionality to it,鈥� said Peter Llorente, SteelWave lead developer. 鈥淪ome of the things here I would never have picked out. They really pushed me to think out of my comfort zone and challenged me to be more open minded.鈥�

The street block originally was home to a bank constructed in the 1800s, and the project team worked to retain it historic character while transforming the property with a modern, forward-thinking aesthetic. The bank vault, complete with marble accents, can be found in the basement and is used for bike storage.

In an ode to the Camera World flagship store, which closed in 2016, the iconic sign on the building鈥檚 exterior was refurbished with the branded Aspect 鈥楢鈥� and is proudly hung in its original location on the corner of the building.

The project team successfully navigated several challenges, including working with two mechanical systems, multiple floors within the original lobby space, an occupied building, and no use of a material lift or loading dock into the building.
