Health care projects are next level challenging when it comes to construction.
That鈥檚 why this year鈥檚 first-place winner in the health care category was no mere new-build project. The 2020 Top Project for health care instead featured an eight-phase, 125,000-square-foot renovation and seismic retrofit of the Providence St. Vincent Main Tower in Portland. Work involved a comprehensive seismic and structural upgrade, while the entire nine-story tower was re-skinned and new mechanical and electrical systems were installed.
Further, remodeling was done on floors four through nine, which serve a combined total of 224 patient beds. To top it off, all the work was completed while the hospital maintained its operational capacity.
鈥淚t remained occupied through the duration of the effort,鈥 said Ben Gengler, a senior project manager with general contractor Andersen Construction. 鈥淚t involved keeping all the critical systems online and sequencing six different phases of interior construction where we, multiple times, had to evacuate patients out of one area to another and start construction again.鈥
The project started in October 2015 with re-cladding the entire building. This year-long process saw crews build outward from the existing skin. They removed the old windows and put in place completely new curtainwall and architectural metal panel systems, all while leaving the existing cladding in place. Once it was fully dried in, crews were able to fall back and start the renovation of the interior.
On the inside, even more complex work took place. The seismic upgrade to the original concrete structure involved both glass and carbon fiber reinforcements. This meant wrapping select members with either glass fiber or carbon fiber soaked in resin and applied in a similar fashion as wallpaper.
鈥淚t鈥檚 very low profile and low impact,鈥 Gengler said. 鈥淭he application is very similar to putting on a wall covering. Once you prep the surface it goes on pretty easily.鈥
KPFF Consulting Engineers performed the structural engineering and came up with this solution, along with the use of more traditional steel collectors on the underside of the podium level of the building.
鈥淚t was some really interesting work by the KPFF team,鈥 Gengler said. 鈥淚f it was a column or a beam, we did some saddles there, but for the columns it was a complete wrap to add tensile strength.鈥
Some of the concrete decks also saw horizontal mats of glass fiber applied, some up to 30 feet wide as measured from the outer edges of the building.
鈥淲e were all over the hospital,鈥 Gengler said. 鈥(ZGF Architects) did a phenomenal job and PAE (Engineers) did the mechanical and electrical work. It was just a great team and it was one of my most memorable projects.鈥
That teamwork, he said, really made the project stand out for him and the rest of the project team.
鈥淚t took the full commitment of everyone, including the staff, and the patients, who had to be patient with the whole effort,鈥 Gengler said. 鈥淚t took everybody.鈥
