This year’s second-place winner in the Tenant Improvement category features one of the Pacific Northwest’s top legal firms, Markowitz Herbold. The firm hired general contractor Howard S. Wright, a Balfour Beatty Company, to carry out the initial tenant improvement of the top two-and-half floors of the new 21-story Broadway Tower mixed-use high-rise building in downtown Portland, which was also built by Howard S. Wright.

The 21,325-square-foot build-out covers half the 17th floor and all of floors 18 and 19, including three outdoor patios.

Where the project really stands out is the work done to connect the three floors into a cohesive space. This involved creating an interconnecting stair between floors 18 and 19, a piece of the puzzle that had to be re-designed on the fly to fit the project schedule. Using a mobile crane, crews flew the newly fabricated stair over 200 vertical feet from street level to the 18th floor. There, they dropped the stair in three sections on a patio. Once that was done crews were able to move the pieces into the building and reassemble them and add the distinctive black glass to the sides.

Other unique features include custom marble and wood flooring, wall tile, a large, partitioned board room, a catering kitchen and even a mock trial room.
