The proposal calls for approximately 88 units and a total of 88,000 square feet. The ground floor would have retail space. The development would include a basement for utilities and bike storage. No parking would be provided. Inclusionary housing units would be provided.
A Type 2 procedure (adjustment) is pending for 11106 S.W. 53rd Ave., unit B. The proposal requests an adjustment to the size of the new ADU. The current proposal calls for the main floor to be 520 square feet, the upper floor to be 287 square feet and the storage area to be 187.8 square feet (994.7 square feet in total).
Design review with modifications is pending for Welby, at 1325 N.W. Kearney St. Previous proposals for the project ranged from 15 stories to 22. Now, plans call for a 21-story, approximately 370,000-square-foot apartment building. It would hold four levels of below-grade parking and inclusionary housing units. A modification to loading standards has been requested.
A Type 2 procedure (historic resource review) is pending for 2701 N.W. Vaughn St. The proposal calls for an update to the east ramp landscaping plans that were approved by the National Park Service shortly after a land use hearing on July 26, 2021. The revisions include the addition of a large canopy at the west entrance, a louver above the ground floor to accommodate future tenant improvements and in anticipation for post-COVID-19 demands on mechanical systems. The applicant also requests to defer surface parking and interior landscaping improvements to allow for future redevelopment of surrounding parking lots.
Design review is pending to revise the metal panels on Riverplace, a new six-story building, at 2065 S. River Parkway. The project was previously approved by the Portland Design Commission in 2016.
Design review is pending for exterior building alterations at 720 N.E. Grand Ave. The proposal calls for replacement of the existing storefront system with new glazing to extend to the finished floor. Work would also include repainting the existing building, providing new signage and adding a new roof over the existing vehicle lanes on the building’s southeast side.
A Type 2 procedure (historic resource review) is pending for 1025 S.E. Pine St. The Troy Laundry Building, constructed in 1913, is listed on the National Register of Historic Places. The proposal calls for rehabilitating the exterior windows and façade. Interior renovations would be for a single tenant. An addition to the third-floor rooftop would include an outdoor terrace. Chosen materials would complement and distinguish the existing building from the rooftop addition.
