Work is scheduled to start Friday on a new 400,000-square-foot, mixed-use development along the Columbia River in Vancouver, Washington.

Renaissance Boardwalk is being led by Kirkland Development. Crews will begin by demolishing the building formerly occupied by Joe鈥檚 Crab Shack. The restaurant closed in 2020, and the building became a target for vandalism, graffiti, fire and break-ins.

鈥淭he demolition of the (Joe鈥檚) Crab Shack building represents an important step forward and the start of a transformation for this important and historic site on Vancouver鈥檚 waterfront,鈥� Dana Gardner, director of project development for Kirkland Development, stated in a news release. 鈥淚t will allow us to secure the property and stage for future phases of construction on our Renaissance Boardwalk development.鈥�

The waterfront property is slightly east of the Interstate Bridge. Renaissance Boardwalk will feature two buildings and below-grade parking, 230 apartments, retail space for approximately 30 tenants, restaurants, and as many as 100 electric vehicle charging stations.

A new boardwalk will connect to the Lewis and Clark Regional Trail. The property holds the first survey marker in the state of Washington. Kirkland Development plans to save that marker and display it in a new lobby.

The city of Vancouver approved the development agreement for Renaissance Boardwalk in 2021. Vancouver City Councilor Bart Hansen called the prominent site the 鈥済ateway not only to the city of Vancouver but to the state of Washington.鈥�

Xperience Restaurant Group, owner of the Who Song & Larry鈥檚 restaurant that currently occupies part of the site, is working with Kirkland Development to develop a new, permanent restaurant space in Renaissance Boardwalk. Who Song and Larry鈥檚 plans to remain open during construction.

Build-out is expected to take about 30 months, according to Kirkland Development.
