In Portland鈥檚 Northwest District, there is a flurry of construction.

Just blocks away from the Slabtown Square and Freewell superblock developments in Slabtown, Andersen Construction is building the North 18 Apartments. The seven-story multifamily development is rising on a half-block site at 1134 N.W. 18th Ave. 鈥� at the intersection with Northwest Northrup Street.

Weidler Owner LLC is the project owner and HMS Development is the developer. YBA Architects began and completed the design, and GBD Architects worked on it briefly.

Once completed, the building will hold 124 market-rate apartments 鈥� a mix of studios, one-bedroom and two-bedroom units. The ground floor will contain six apartments, a lobby, one retail space, a bike room, and a garage with a 34-space mechanical parking stacker.

The structure will be five stories of wood framing over two stories of post-tensioned concrete and structural steel. In total, there will be roughly 101,600 square feet of space.

On Thursday, a small crew was at the site prepping for the concrete shear walls to be poured the next day. Two workers were tightening the buckles of the shear wall mold, while two others were setting up a second panel to be raised.

Approximately 110 yards of concrete will be used for the shear walls, Andersen Construction project manager Tom Sheridan estimated. Any section not poured will be stacked cement masonry blocks to the second level, where most of the amenity spaces will be located.

In between the apartments on the second floor will be an outdoor terrace with a barbecue area, two firepits, planters, bench seating, and a pet relief area. Inside there will be a community/fitness room.

The project is a standard build for an apartment building, Sheridan said, but site constraints have presented challenges. The half-block area is buckled in by streetcar tracks along Northrup Street and a lane used by buses on 18th Avenue. It has been difficult from a traffic control standpoint, Sheridan said. Many materials are needed for form work, he said, and not a lot of space to store them.

The project team has been working with trade partners to find locations to store materials 鈥� particularly those that have the longest lead times, Sheridan said. The team has asked if trade partners can store items at one of their facilities or at a supplier鈥檚 facility 鈥� even if there is a storage fee.

鈥淲e want to get it here well before we need it,鈥� Sheridan added.

Construction of the footings and shear walls is expected to finish by the end of August.
