  • A pre-application conference is being sought for a proposal at 1330 N.W. 14th Ave. Plans call for construction of an eight-story building with live-work units and amenities on the first floor and apartments on floors 2-8. Amenities would include a lounge, a fitness area, bike storage, and a pet wash area. There would be two levels of underground parking. Scott Soukup of Ankrom Moisan Architects is the applicant and Meriwether Overton LLC is the project owner.
  • A type 2 (adjustment) procedure is pending for a proposal at 2828 N.E. Alberta St. The applicant is seeking allowance of type B loading instead of type A. Plans call for construction of a three-story or four-story commercial building with approximately 35,000 square feet. There would be some parking included on the site. Kim Olson of Mahlum Architects is the applicant and the Black United Fund of Oregon is the project owner.
  • A type 2 (adjustment) procedure is pending for a proposal at 432 N.E. 74th Ave. The applicant is seeking to not provide a single type B loading space. Plans call for construction of a four-story, wood-framed building with 41 permanent supportive housing units (studios). Amenities would include resident services, telehealth space, laundry rooms, bike parking, and a community room. Street-facing ground-floor areas would include a commercial kitchen and café as well as incubator retail spaces. Nici Stauffer of Holst Architecture is the applicant and Metro is the project owner.
  • A type 2 (adjustment) procedure is pending for a proposal at 2015 N.E. 46th Ave. Adjustments to parking and driveway standards as well as pedestrian standards are requested. Plans call for converting occupancy of the existing single-family dwelling from R-3 single-family to R-3 transient living. Will Uebelacker of WUD Architecture + Interiors is the applicant and Trevor Clemens is the project owner.
  • Early assistance is being sought for development at 2800 N.E. 82nd Ave. The proposal calls for construction of a one-story (shorter than 30 feet), sprinklered, 146,200-square-foot indoor soccer (youth club) facility. The site would have parking for motor vehicles and bicycles. Laura Squillace is the applicant and Skidmore LP is the project owner.
  • Early assistance is being sought for construction of a food cart pod at 218 S.E. 82nd Ave. It would include an overhead canopy structure, a trash enclosure, and modular bathrooms. The existing buildings on the site would be demolished and the driveway would be reconstructed. Ben Bui of B&U Properties is the applicant and B&U Properties is the project owner.
  • Early assistance is pending for development of a food cart pod at 4534 S.E. McLoughlin Blvd. The 20-cart pod would include an indoor beer vendor, roughly 25 parking spots and outdoor seating. The building would be approximately 2,500 square feet and 20 feet tall. Garner Moody of Lloyd Development LLC is the applicant and Wagon Investors LLC is the project owner.
  • A type 2 procedure (adjustment) is pending for Vista St. Clair Apartments, at 1000 S.W. Vista Ave. The applicant is seeking allowance of the previous bike parking ratio requirement (1.1 per unit) rather than the new ratio requirement (1.5 per unit). The proposal calls for phase two of returning the building to its original configuration of 1953. The existing 19 two-bedroom, two-bathroom units would become 38 one-bedroom, one-bathroom units. Charles Kidwell of Leeb Architects is the applicant and Vista St. Clair Apartments LLC is the project owner.
  • A pre-application conference is pending for a proposal at 1715 N.W. 26th Ave. Plans call for remodeling an existing preschool to allow full-day programs able to accommodate a greater number of children. The renovation would include demolition of an existing garage, addition of a new elevator, and construction of additional restrooms. The applicants are Mike Coyle of Faster and Jonathan Dunn of Woodblock Architecture. The project owner is Friendly House.
