A Portland-based investment company has sold two metro-area properties and purchased two others in transactions with a total value of $80.35 million.
Allen Properties sold the J&D Refrigerated Services building, located at 12300 S.E. Carpenter Drive in Clackamas, to Cre-Provender Clackamas LLC for $37.6 million. Kidder Mathews Executive Vice President Zach Francis represented both the seller and the buyer – a California investor that specializes in food-specific properties.
Also, Allen Properties sold a cold storage warehouse located at 8830 S.E. Herbert Court in Clackamas to Hawaii-based Watumull Property Corp. for $8.8 million. Francis, along with Kidder Mathews’ Karla Hansen and Chris Dowhaniuk, represented both the buyer and the seller. The Kidder Mathews team is marketing 46,350 square feet (divisible) of the warehouse’s cold storage space for lease.
Allen Properties purchased a parcel at the Vancouver Mall, at 8800 N.E. Vancouver Mall Drive in Vancouver, Washington, from Nevada-based Rhino Holdings Vancouver LLC in a 1031 exchange for $27.6 million. The 121,000-square-foot parcel includes space occupied by Hobby Lobby. Francis represented Allen Properties in the transaction.
Finally, Allen Properties bought an office building at 4350 Galewood St. in Lake Oswego from Nevada-based GWG Real Estate LLC in a 1031 exchange for $6.35 million. Francis, Hansen, Dowhaniuk and Carter McFarland represented Allen Properties in the transaction. The building has 32,150 square feet of space. The Kidder Mathews team will handle leasing for the property.
