  • An adjustment (type 2 procedure) is pending for 4401 S.E. 79th Ave. A setback adjustment is being sought for the property鈥檚 north side to allow construction of eight small-scale, two-story townhomes behind an existing house. Development would provide eight on-site parking spaces, pedestrian circulation, and landscaping. Madeline Kovacs of UrbanRoost Development is the applicant and UrbanRoost Development is the project owner.
  • Historic resource review (type 2 procedure) is pending for the Galleria Building, at 600 S.W. 10th Ave. The proposal calls for the replacement of four storefront bays with new storefront systems featuring insulated, vandal-resistant glass. Also, nine of the newer storefront systems would be reglazed with new insulation. Plans also call for reconfiguration and infill of the non-historic recessed entry at the southeast corner with a new storefront that would match adjacent ones. Hali Knight of Peter Meijer Architect is the applicant and UPG Galleria Property Owner LLC is the project owner.
  • Environmental review (type 2 procedure) is pending for property within the 97266 zip code. The proposal calls for three large wetlands on public property within the Johnson Creek floodplain to be connected and restored. The wetlands are along the Springwater Corridor Trail. The main project goals are to reduce flooding on private properties, remove non-native fill, improve wildlife habitat and water quality, and increase hydraulic connectivity. The project鈥檚 scope also includes construction of a pedestrian and bike path connection on the berm of the central wetland that would connect Southeast 115th and 117th avenues with the Springwater Corridor Trail. Debbie Cleek of the Bookin Group is the applicant, and the project owners are Metro and the city of Portland.
  • Replat (type 1x procedure) is pending to convert 11 existing lots, at 9100 S.E. Powell Blvd., into three lots. John Rumpakis of Bitar Companies and Deanna Bitar of Bitar Properties are the applicants. The project owners are Jema Bitar Management and Bitar Bros Robert A & Bitar Corp.
  • A sizable mixed-use development is planned for the property identified by a light blue outline. (Portland Bureau of Development Services)
  • Design review with modifications (type 3 procedure) is pending for 1900 S.W. Fifth Ave. The proposal calls for construction of a 16-story, mixed-use building with 348 apartments and ground-floor retail space. The building would have primarily market-rate units but meet inclusionary housing requirements. Parking would be in the basement and podium structure. Kurt Schultz of SERA Architects is the applicant. Oregon Pacific Investment & Development and First Interstate Bank of Oregon are the project owners.
  • Historic resource review (type 1 procedure) is pending for Portland Art Museum鈥檚 Mark Building, at 1119 S.W. Park Ave. The proposal calls for replacement of two existing mechanical cooling towers with new ones. The new towers would be placed in the same location as the existing ones 鈥 in a recessed mechanical well on the roof. Joshua Stein of Hennebery Eddy Architects is the applicant and the Portland Art Museum is the project owner.
