Construction of a sizable senior housing development, including a sky-bridge to an existing building, is moving along in Southwest Portland.

Parkview at Terwilliger Plaza, designed by LRS Architects, will be a 374,000-square-foot building with 127 independent living units. The building will fill the block bounded by Southwest Fifth and Sixth avenues and Sheridan and Caruthers streets.

General contractor Walsh Construction recently topped off the 10-story structure. Crews are now trying to 鈥渄ry-in鈥� the building so they can start roofing, superintendent Patrick Dengsot said.

Parkview will have a sky-bridge 鈥� the first approved in Portland since 2017. In August, the framework for the 60-foot structure was raised and set into place above Sixth Avenue. The sky-bridge will link Parkview to the existing Terwilliger Plaza building.

The sky-bridge was assembled on-site by T-Plus Fabricators in the new building鈥檚 courtyard, Dengsot said. When it came time to hoist the 100,000-pound structure, Sixth Avenue between Sheridan and Caruthers streets was shut down.

The endeavor involved extensive planning, Dengsot said, with not just the project team and the city of Portland, but also coordination with the Portland Bureau of Transportation to create a detour that involved Oregon Health & Science University, Emergency Medical Services (EMS), Portland Fire & Rescue, and the Portland Police Bureau.

The whole installation, from start to finish, lasted about half an hour, Dengsot said.

鈥�(NessCampbell Crane + Rigging) hoisted it up, turned it 180 degrees to get it into place, and it sat right perfectly into the building,鈥� he said.

After the structure was safely set, the scaffolding crew began installing the temporary deck system underneath the bridge. The decking, which is suspended by the bridge, allows crews to work on the sky-bridge while traffic flows underneath.

Framers will be under the bridge soon, Dengsot said, to install the 鈥渂elly鈥� of the structure 鈥� the exterior undercarriage.

Parkview at Terwilliger Plaza is designed to passive house standards. The building is projected to use 50 percent less energy than a current energy-compliant building.

The project is expected to finish in September 2023.
