As construction wraps up on 11W in Portland鈥檚 West End, the first lease agreement for office space has been reached for the 25-story mixed-use building.

Orrick, Herrington & Sutcliffe, an international law firm, will lease 12,339 square feet, Downtown Development Group and investment firm Cresset Partners announced on Tuesday. Terms were not shared; however, the lease of the Class A space will be for more than 10 years.

Orrick will relocate from the Brewery Blocks in Portland鈥檚 Pearl District.

Turner Construction is scheduled to deliver 11W, at 1140 S.W. Washington St., in the first quarter of this year. ZGF Architects designed the building to feature ground-floor retail space, six floors of office space, and 213 apartments. An underground parking garage has 220 stalls.

Amenities include balconies, sliding glass panels that open to the outdoors, bipolar ionization and MERV 13 filtration systems for superior air quality, a state-of-the-art fitness facility, a yoga room, showers and lockers, and bicycle parking. Also, a 25th-floor commercial-grade chef鈥檚 kitchen and event space will be available for building tenants.

11W is on track to achieve a Leadership in Energy and Environmental Design platinum rating.

Colliers represented the landlord in the transaction, which closed Dec. 23, 2022. Orrick was represented by Colliers and CBRE in a collaborative effort.
