While construction west of the Interstate Bridge in Vancouver, Washington, has transformed that part of the city, another mixed-use development east of the bridge is poised to advance.

The Vancouver City Council approved the Renaissance Boardwalk development last year and approved the master plan late last month. The city will forward the project to the Washington State Department of Ecology for final approval, Otak project assistant Annika Hudson stated in an email. With that approval, the team can apply for building permits.

Renaissance Boardwalk was designed by Otak for Kirkland Development. The development will feature multiple buildings totaling more than 400,000 square feet. There will be multifamily housing, commercial space (offices, restaurants and entertainment), open space, and a boardwalk along the Columbia River.

The site is at 101 and 111 S.E. Columbia Way, slightly east of the Interstate Bridge鈥檚 northbound span. The property formerly held the Joe鈥檚 Crab Shack restaurant building before it was demolished last year. The existing Who Song & Larry鈥檚 restaurant building, though currently still standing, will eventually be demolished.

Leases for all tenant spaces in the new building are still being negotiated, according to Kirkland Development. After commitments are reached for all spaces, the firm will name those tenants.

鈥淭he (new) building is really one building but there鈥檚 an access road and openings throughout the ground floor of the building,鈥� Keith Jones, senior planner for the city of Vancouver, said during a recent meeting. 鈥淭hose parts of the building are variable in height, but the tallest part is the nine-story multifamily building.鈥�

Plans call for 217 apartments, 370 underground parking spaces, and approximately 115,500 square feet of commercial space. Also, the existing fishing pier will be removed, a new public walkway called the Renaissance Boardwalk will be constructed, a public storm pipe will be relocated, and a portion of the Renaissance Trail will be reconstructed.

The boardwalk will complete the connection between the adjacent Waterfront Park, the Terminal 1 site, the Waterfront Gateway, and developments to the west. Kirkland Development, the city of Vancouver, the National Park Service, and multiple design disciplines of Otak are collaborating on the project.

LMC Construction is working with Kirkland Development on preconstruction services.

Construction is projected to start in spring 2024.
