A new 30,000-square-foot office and production facility is in the works for a site in Portland鈥檚 Northwest Industrial District.

Open Concept Architecture and O鈥橞rien Design + Build partnered to design the $10.9 million project for Accretech. The project team also includes structural engineer Eclipse Engineering, civil engineer Humber Design Group, and landscape engineer NV5. Jacobs Heating & Air Conditioning teamed with MFIA Inc. Consulting Engineers to complete the mechanical design. O鈥橞rien Design + Build is the contractor.

The building is planned at 2407 N.W. 28th Ave., near the intersection with Northwest Nicolai Street; however, the city is in the process of updating the address.

鈥淥ne of the important things about the site is it is contaminated,鈥� O鈥橞rien Design + Build and Open Concept Architecture project manager Sarah Young said. 鈥淚t used to be a lake during the Lewis and Clark expedition.鈥�

The site was previously occupied by Bojarsky Inc., a glulam fabrication company. Before that, there was a forge and foundry on the site, O鈥橞rien Design + Build and Open Concept Architecture construction project manager Alex Noble said.

There has been a lot of coordination between the civil engineering team and the Department of Environmental Quality (DEQ) to ensure the site is safe for the building, Young said. The project team will maintain close contact with DEQ during construction as well, she said.

The new building will not have a traditional industrial look, Young said. The team incorporated elements normally not included in an industrial building, such as a large common area that includes a kitchenette and a dining/lounge area.

鈥淭here鈥檚 so much more than meets the eye with this project,鈥� she said.

Ultimately, the team is seeking greater sustainability, Young said. Some of the key items in this project are a mass-timber structure, highly efficient mechanical systems, a rooftop solar array, and efficient lighting systems and electrical systems.

鈥淲e utilized mass timber for the structure to support our Energy Trust incentives,鈥� Young said.

To meet energy efficiency goals, the team is working with Energy Trust of Oregon to determine the best combination of mechanical equipment and lighting, Noble said.

Mass timber and corrugated metal will be used for exterior siding, with wood accents. Interiors are designed to enhance the building鈥檚 energy performance.

鈥淲hen we started off, we were looking at implementing more biophilic elements, but also there is a cost associated with those,鈥� Young said. 鈥淚n order to maintain a balance, we鈥檙e implementing it more in regard to structures and systems.鈥�

Design choices include exposing the mass timber, using glue-laminated timber for the ceiling, using mass timber for the main stair, ensuring access to natural light, and providing visual access to the exterior. The design is simple but also warm and inviting, Young said.

The building will have skylights to let in natural light. An outdoor lunch patio will be enclosed as a safety measure.

Accretech is a Japanese company, so landscape elements will include cherry trees and a small rock garden.

鈥淪ome of the concrete is going to mimic a boardwalk-type feel,鈥� Noble said of the rock garden, which will be near the building鈥檚 entrance.

The team also hopes to align the inside windows with some of the exterior landscaping.

Because it was a design-build project, the team was able to determine accurate construction costs early in the process, help define the building Accretech wanted, and balance aesthetics and costs accordingly.

The project team is looking to begin construction in March and finish in April 2025.
