Deacon Development is nearing completion of three multifamily communities: Merx and Paceline in Portland, and Rivenwood in Salem. CloudTen Residential will oversee leasing and property management.

Merx
Merx is a seven-story, 56,000-square-foot mixed-use building at 1910 N.W. Pettygrove St., in Portland鈥檚 Slabtown neighborhood. The building will hold 126 housing units and ground-floor retail space.
The project team includes owner/developer Deacon Development, architect YBA Architects, civil engineer Humber Design Group, structural engineer KPFF, and general contractor Deacon Construction 鈥 a sister company of the developer.
There will be 120 studios and six one-bedroom apartments. Some of the studios can almost be considered one-bedroom units, Deacon Development President Ian Lewallen said, because they include some type of partial wall or nook separating the sleeping area from the living area. All studios include a full kitchen and a washer and a dryer. There are eight different layouts for the studios, with sizes ranging from 297 square feet to 433 square feet.
鈥淲e did some market studies when we were going through the design process and there鈥檚 a demand for cost-efficient units in that particular area,鈥 Lewallen said.
The building has five wood-framed floors above two concrete podium levels. There is ample glazing with windows stretching to the floor in most units, providing lots of natural light for tenants. The design also includes Juliet balconies and abundant storage space. The exterior has metal siding that wraps around the building with concrete panels on the ground floor.
Amenities include a resident lounge, a coffee bar, a private ground-floor outdoor terrace, and a rooftop deck with city views.
The total project cost is around $25 million. The team is aiming to finish in mid-April.

Paceline
Paceline is a five-story, 35,000-square-foot building at 1341 N. Killingsworth St., in Portland鈥檚 Overlook neighborhood. It will have 69 apartments ranging from 350 to 460 square feet. There will be 54 studios, 10 one-bedroom units, and five live-work units. Some of the studios will have a wall separating the sleeping area from the living area.
The project team includes owner/developer Deacon Development, architect Fosler Architecture, structural engineer PCS Structural Solutions; civil engineer Humber Design Group, and general contractor CB Const, Inc.
The wood-framed building will have metal siding and some brick and stonework on the first floor around the entry way.
There is abundant bicycle traffic in the neighborhood. Lewallen said the project team leaned into that, naming the building 鈥楶aceline鈥 after the term for a formation in which cyclists travel in a line. Building amenities will include bike repair rooms and bike parking, as well as package lockers, a rooftop deck, and more.
Apartments will have a full kitchen, a washer and a dryer, custom cabinets, quartz countertops and expansive windows.
The total project cost is around $12 million. Construction is scheduled to be completed in early June.

Rivenwood
Rivenwood is a five-story, 86,000-square-foot building on the site of a former Nordstrom store at 420 Center St., in downtown Salem. The building includes 157 apartments ranging from 370 to 849 square feet.
The project team includes owner/developer Deacon Development, architect Studio 3 Architecture, civil engineer Westech Engineering, structural engineer KPFF, and general contractor Dalke Construction.
The L-shaped building has five wood-framed floors. Other materials include metal-panel siding, and brick material for the first floor around the entry way, Lewallen said.
There will be 107 studios, 43 one-bedroom units, and seven two-bedroom units. Some of the studios will have separation of the sleeping area and the living area. All units have a full kitchen, stainless steel appliances, quartz countertops, and a washer and a dryer; some will have a balcony.
Ten of the studios will be affordable for households earning up to 80 percent of area median income.
鈥淭he other two projects (Merx and Paceline) will have affordable units, but it is unclear yet how many and what type,鈥 Lewallen said.聽鈥淭he intention is to bring those in under the new city code that goes into effect on March 1.鈥
Amenities for Rivenwood include on-site parking (including spaces for electric vehicles), a resident lounge, a large rooftop deck with barbecue grills and more, bike storage, package lockers, a coffee and tea lounge, and a pet wash area.
The total project cost is around $30 million. Construction is scheduled to wrap up in mid-April.
