After approximately 16 months of construction in Gresham, a four-story, 97-unit mixed-use building is almost finished. The project team is planning to deliver the Arts Plaza Apartments, at 492 N.E. Second St., in September.

The housing mix will be 20 studios, 48 one-bedroom units, 21 two-bedroom units, three three-bedroom units, and five live/work units. Each live/work unit will have one full bedroom and a separate, private office with street access. The 82,000-square-foot building will hold retail space on the ground floor.

The development site, near downtown, is across Second Street from Gresham Arts Plaza 鈥� an open park that serves as a community gathering space.

Gibbins Kaplan Development and Capstone Partners are co-developers of the $26 million project. The project team also includes architect MWA Architects, civil engineer TM Rippey Consulting Engineers, structural engineer Waypoint Engineering of Vancouver, Washington, landscape architect Shapiro Didway, and general contractor TEAM Construction LLC of Vancouver, Washington.

The team worked closely with the city on the design, said Taylor Kaplan, principal and co-founder of Gibbins Kaplan Development.

鈥淭he city was really passionate about making sure that it integrated into the park and that we provided a retail use that complemented park uses,鈥� Kaplan said.

The wood-framed building will be served by an elevator and include a rooftop deck as well as a fitness room on the ground floor. Lease negotiations are taking place for a coffee roaster to occupy the retail space.

The east-facing units will have views of Mt. Hood. Residents will also be able to see the mountain from the rooftop deck.

鈥淎ll of the units that front the Arts Plaza park have balconies,鈥� said Wylie Gibbins, principal and co-founder of Gibbins Kaplan Development. 鈥淧eople will be able to be out there and kind of enjoy the park from their units.鈥�

Stacy Blanton, vice president of asset management at Capstone Partners, said the team is excited about the expected synergy with the 86,400-square-foot Gresham Arts Plaza, which hosts the Gresham Farmers鈥� Market, summer concerts, and other community events.

There will be a large entry courtyard with outdoor seating for the coffee shop. A mural painted by local nonprofit Wonderfolk will adorn the building鈥檚 west-facing fa莽ade.

鈥淚t鈥檚 within walking distance to historic downtown Gresham, the shops and restaurants there, and within walking distance to the Gresham MAX line,鈥� Gibbins said of the building.
