Plans call for a new 12,336 square foot development located on a 5,000-square-foot parcel of land, consisting of a fourplex divided into 2 two-unit structures. All four units access Northeast Schuyler Street with a central maneuvering courtyard which accesses four internal-facing garages. The project team is requesting the transfer of 2,336 square feet of additional floor area from an adjacent property. One modification is requested to the standard setbacks and an adjustment to the minimum density is also requested.

The tenant (Fortis Construction) of the first-floor suite would like to add one building-mounted sign, approximately 22 square feet, that identifies their business, to the east of their main entry door. The building owner previously received design review approval for two tenant signs, 16.5 square feet each, over the entrance canopy. The two suites were previously consolidated into one suite and one entrance, so the tenant is requesting to change the approved location and combine the signage area. The sign has backlit acrylic letters and a logo in a painted metal housing.

The project team is seeking approval to convert the existing office condo space to a children’s daycare. The proposed daycare space occupies roughly half of the commercial condo building and will occupy the ground floor and half-sunken basement. The upper floor is 1,392 square feet and the lower floor is 1,392 square feet. Outdoor play space will utilize the open property to the south (also listed as 1390 SE 122nd Ave). The project is an interior tenant improvement and will not add any additional building footprint to the property.

Applicant: Sarah Carlton of Portland Parks & Recreation
Owner: city of Portland

Portland Parks & Recreation is seeking approval for an environmental review for the Kelley Point Park Trail, a paved 2,000-foot section extension of the North Portland Greenway Trail (currently terminating at an undercrossing at North Marine Drive) into the city of Portland’s Kelley Point Park. The trail design will ensure that runoff water and drainage from the trail is collected in a stabilized area or sediment basin. Natural drainage patterns will not be disrupted or moved. The design of these drainage ways will ensure that runoff volume and velocity is handled without risk of erosion or sedimentation.
