Plans call for constructing a 12,336-square-foot development 鈥 a fourplex featuring two structures with two units each 鈥 located on a 5,000-square-foot parcel of land. All four units would have access to Northeast Schuyler Street via a central courtyard leading to four internal-facing garages. The project team is requesting to transfer 2,336 square feet of additional floor area from an adjacent property. Also requested are one modification to the standard setbacks and an adjustment to the minimum density.

The proposal is for construction of a six-story building with approximately 210 residential units and associated parking. Plans call for tall ground-level units with partial mechanized parking and screened surface parking. The upper level would include a shared terrace and amenity. Two options are being considered: five over one at 65 feet or five over two at 75 feet. Or the north portion would have lofts within the units but not be defined as a floor because it is only 50 percent of the area. The property to the south went through a recent zone change and this project would take advantage of that change in density by offering a variety of dwelling units.

The applicant is completing permitting associated with pole replacements along the Springwater Corridor. The project area is located near Southeast 111th Avenue, slightly east of the Beggars Tick Wildlife Refuge. Plans call for installing two new transmission poles, replacing three poles, and installing two new vaults with underground conduit to connect the vaults and poles. There would be minimal ground disturbance by utilizing the paved Springwater Corridor Trail for ingress/鈥媏gress and trenchless technologies. Eight trees would need to be removed due to the proximity to critical infrastructure, root impacts from excavation, and safe access to the proposed vaults. The applicant anticipates that land use approvals will require environmental type II review to address the tree removals.

Fora Health is looking to purchase a portion of an adjacent property (10201-10333 S.E. Main St.) and is interested in understanding how adding that area will be viewed in terms of access and zoning requirements, as well as the existing land use approval from 2019. The additional area may be used for parking or new transitional housing.

The applicant proposes to add an exterior canopy and make other site improvements to allow more efficient operations. The anticipated project scope would include a stand-alone canopy, which would cover a recycling drop area (鈥測ard鈥). Along some of the canopy’s perimeter, new 鈥減ush鈥 walls would 鈥榗ontain’ dropped material. The canopy, in its preliminary design, would provide coverage for approximately 14,000 square feet and be mono sloped from a peak roof elevation at the north to the low elevation at the south; the assumed average roof height would be 36 feet, 6 inches above finish grade. Site improvements would include relocation and recess of a truck scale to be flush with finish grade, replacement of most paved areas with reinforced concrete, as well as stormwater/鈥媠ource control improvements. Roof runoff from the canopy would be conveyed by pipe, either to existing storm-filter catch basins, or to the vegetated swale. Either option would require new calculations and upgrades to existing facilities to meet water quality requirements.
