The Portland Design Commission on Thursday unanimously approved a land use application for a Lloyd Center concert venue that will seat 2,000 to 4,250 attendees.

The two-story, 67,000-square foot building is being designed by Works Progress Architecture. Concert promoters AEG Presents and Monqui Presents are backing the project.

The development 鈥渃ould really ignite the revitalization of the Lloyd Center,鈥� Commissioner Zari Santner said.

The Lloyd Center鈥檚 former Nordstrom building and a skybridge will be demolished to make way for the concert venue.

Works Progress Architecture founder Carrie Strickland thanked commissioners.

鈥淚 think this has been a great example of how this process should work,鈥� she said.

Design approval had to wait out a nearly one-month delay that resulted from a request to hold the public record open after a Sept. 19 hearing.

Commissioners approved two modifications, or exceptions, to city code: The building will have 36 percent ground-floor window area on Northeast Ninth Avenue, below the 40 percent requirement, and there will be no eco-roof; rooftop planters and ground-level stormwater planters will be used instead. Typically, 60 percent eco-roof coverage is required.

Separately, a Central Eastside music venue project is moving forward. Last month, the City Council rejected an appeal from opponents seeking to stop the project. 91视频 giant Live Nation is behind the project, along with local developers Beam Development and Colas Development Group.
