Plans call for constructing an approximately 6,000-square-foot pre-engineered metal building on the site. The remaining area would be used for vehicle circulation as well as truck and trailer parking. A scale would be located just inside the property line at the Mississippi Avenue driveway.

The applicant proposes constructing a five-story building with 78 affordable housing units, including four studios, 39 one-bedroom units, and 35 two-bedroom units. The ground floor would hold office space, a community room, and a maintenance room. Other amenities would include central laundry rooms, bike storage, and a shared outdoor courtyard area. Stormwater would be managed on-site via a drywell system.
