An amendment to the USPS Master Plan is sought to provide parking and loading provisions.


Type 2 procedure (design review) – pending

The applicant is proposing to replace a roll-up door with a new overhead coiling door on the north façade along Northwest Flanders Street. The work would involve infilling the loading-dock pit after removing the dock leveler as well as constructing a concrete access ramp for the proposed tenant parking garage; it would be accessed from the driveway on Flanders Street. It would involve removing three bollards in front of the roll-up door and the exterior window on the north façade of the proposed garage to optimize the placement of the ramp and two exterior parking stalls. Concrete outside of the exterior door on the north elevation would be removed to install a new landscaping planter with concrete curbs. A new ADA curb ramp at the intersection of Northwest 11th Avenue and Northwest Flanders Street would replace the damaged sidewalk corner. Four new short-term bicycle parking spaces on the exterior and four long-term bicycle parking spaces inside the garage are proposed. There would also be a new vehicle exiting alert system, including a wall-mounted alert device on the north façade and a surface-mounted bollard north of the existing stairwell.

The proposal calls for the conversion of a U.S. Bank branch to a McDonald’s restaurant with indoor seating and a drive-thru. A trash collection area is planned.

A new owner would occupy the building, which would need health, safety and ADA upgrades. The work would include construction of a new roof, ADA bathrooms, new windows and doors, new interior walls, new HVAC equipment, and new electrical.
