Plans call for constructing a three-story, 12-unit affordable housing building toward the west end of the site and a one-story, 783-square-foot retail building facing the Northeast 42nd Avenue frontage. Residential units would be for people making less than 60 percent of the median income. The buildings would be separated by an open plaza area that responds to the open area standard in city code. The unobstructed area of the open plaza would exceed 500 square feet. Stormwater would be diverted to a dry well on-site. An adjustment is requested to the requirement for outdoor space.

The proposal is for the renovation of a five-story, 80-unit apartment building and site improvements. The applicant is looking to add outdoor gathering spaces, site walkways and pathways to connect residents with additional locations, and better driveway/​parking access for residents. Updates to the building’s exterior would be with consideration of the facade as well as neighborhood context.
