Type 2 procedure (design review) – pending       Â

The proposal is for a six-story residential building with approximately 243 units and associated parking. Plans would allow for tall ground-level units with partial mechanized parking and screened surface parking behind. The upper level would include a shared terrace and an amenity. The building would be broken into three distinct elements along Southeast Milwaukie Avenue. Elevators and an entry lobby would be in the center. The southern element would be five over one at 65 feet with a setback at 45 feet anchored by two vertical stacks of units. The northern element would be five over two at 75 feet and have lofts within the units. River review is proposed for temporary impacts associated with demolition of existing parking and office buildings on the property, construction of the multifamily building, and annual pruning of trees and shrubs located within 6 feet of the new building by a certified arborist.

Plans call for construction of an affordable housing (townhouses) development consisting of two new units attached to an existing single-family home. The site would be divided into separate parcels through a middle housing land division. The two new homes would face Wygant Street with no frontage on 110th Avenue. Stormwater would be handled via on-site filtration. An adjustment is requested regarding setbacks and setback landscaping.
