A motel in rural Southern Oregon has changed hands.
Rice Hill Inn, a 48-room asset on 1.7 acres in Oakland, sold for $2.29 million after a competitive process, according to Marcus & Millichap, which represented the buyer and seller.
The buyer was Unitedbrothers, a limited liability company, according to Douglas County records. That entity is registered to Jugraj S. Grewal of Oakland.
The seller was GNJI LLC. The entity lists Deepinder Mann of The Dalles as a member.
“During the listing period, the property generated strong interest, attracting multiple offers and confidentiality agreements,” Marcus & Millichap stated in a news release. “The eventual buyer secured an SBA loan to complete the purchase, marking their first venture into the hospitality industry after previously operating grocery stores and gas stations.”
Rice Hill Inn, at 621 John Long Road, is a two-story budget motel located next to Interstate 5, with parking for cars, trucks and recreational vehicles. The motel offers proximity to popular wineries and outdoor recreation, the brokerage stated.
Huberth Marak, Skyler Cooper, Chris Gomes and Allan Miller, investment specialists in Marcus & Millichap’s Denver office, had the exclusive listing; they found and represented the buyer, as well. Broker David Tabata, also of Marcus & Millichap, assisted in closing the transaction.
