A battery energy storage system facility would occupy approximately 16 acres of vacant industrial land.

The property serves as a gas station with a small attendant kiosk. The gas station would remain as it is; however, the dispensing unit and the kiosk would be removed. A small (approximately 1,000 square feet) convenience store would be added. Type V-B construction would be used.

Construction of a 5,000-square-foot retail facility is proposed along 82nd Avenue. Stormwater would be managed via new facilities along Southeast 82nd Avenue and Insley Street.

Plans call for a tenant improvement involving both interior and exterior alterations. Use would change from warehouse to retail.
